The subject of this thesis is the status and development of internal communication at the target company. During the thesis project the company's internal communications were studied and weaknesses or ‘pain points’ were identified. These are areas where communication does not function properly. An employee satisfaction survey conducted in autumn 2012 also indicated there was a need for development in this area at company X. The purpose of this thesis is to consider ways of improving internal communication. The objective of the thesis is also to offer company X new perspectives on internal communication and to present development proposals for that purpose. Company X is an import company in the industrial sector. The company currently has 18 em-ployees. It is divided into four different departments and each department employs approximately three to six people. Communication is interaction between people. Companies need to communicate their actions both internally and externally and communication joins the employees and functions of a company into a single unit. Internal communication refers to the internal flow of information and interaction within a work community or organization. Internal communication is a central aspect of the company's communications, within the larger sphere of external communication. Internal communication is a common area between management and employees. The research question addressed in this thesis project concerns how to develop a small business's internal communications. The research was conducted using an electronic questionnaire and distributed via email to all employees. The response rate was 83 %. The results suggest that the internal communication channels are working well and that there is no evidence of major problems. However, three areas for potential development were identified. Jobbox liiketoimintasuunnitelma

Tämän opinnäytetyön tavoitteena on pohtia ensin teoreettisesti liiketoimintasuunnitelman suunnittelua, rakennetta ja sen laatimista. Tämän jälkeen tehdään realistinen liiketoiminta-suunnitelma Jobboxille. Opinnäytetyön ydintarkoituksena on ideoida toimiva, realistisen ja kannattava liiketoimintasuunnitelma ja varmistaa sen toimivuus työelämässä.
Liiketoimintasuunnitelma laaditaan Jobbox-nimiselle nettisivulle ja suunnitelmaa kehitetään myös teoreettisesti osana opinnäytetyötä. Liiketoimintasuunnitelman lisäksi laaditaan mark-kinointisuunnitelma, jotta suunnitelmasta tulisi luotettavampi. Liiketoimintasuunnitelmassa laaditaan tarvittavia investointilaskelmia sekä budjetteja, jotka auttavat toimeksiantajaa hahmottamaan realistiset kustannukset liikeidealle. Laaditaan myös haetulle vieraalle pääomalle takaisinmaksuaikaa varten laskelmia, jotka auttavat rahoittajia hahmottamaan takaisinmaksuaikaa haetulle summalle.
Jobbox on nettisivusto, joka tarjoaa asiakkailleen työilmoituspalvelua. Nettisivustoa ei ole avattu vielä, mutta sivut pyritään avaamaan kesällä 2013. Jobbox tarvitsee vielä ulkopuolisia rahoittajia liikeidean toteuttamiselle. The main objective of this project was to analyze the current state of Lamppuexpress.com, which is the Finnish web-store of the Dutch company Any Lamp BV, and to evaluate new possibilities for development. The thesis was conducted during an internship period at the company. The basic purpose of the thesis research was to determine the reasons why the sales of Lamppuexpress.com had not developed to the same extent as the other Internet-stores of Any Lamp BV in other European countries. Also, it was necessary to understand why the site’s marketing efforts had proven to have no real results. Especially important was to formulate a clear understanding of the current situation of Lamppuexpress.com using the extended marketing mix as a tool. Another important purpose of the research was to analyze the main competitors and to evaluate their operations. The focus in this research was on pricing and product range. In practice the research compared a range of products, price levels, marketing tools on Google, as well as delivery methods compared to Lamppuexpress.com. Based on the research one could make a fair comparison between Lamppuexpress.com and its competitors, thus making it possible to develop new information that could be used in the overall development of the business operations of Lamppuexpress.com. The research revealed Lamppuexpress.com to have a clearly lower price-level than the com-petition, but operating with a significantly different business concept, especially in terms of marketing. In addition, the product offering of the competition was clearly different from Lamppuexpress.om. The competitors were able to offer domestic shipping methods, which were believed to raise their credibility in the eyes of the Finnish customers. Based on this result it was evident how the business operations of Lamppuexpress.com should be improved. The development proposals based on the results were: gaining more market-knowledge through further research and achieving better visibility in the eyes of potential customer. The means to achieve this was through better calibration of marking efforts combined with a more efficient use of competitive pricing. One key aspect was also the development of the web-site for Finnish users in the long run. There proposals were implemented by making the web-site more user friendly, by setting up a Finnish phone number for native customer service, and modifying the marketing operations to be more similar to those used by the competition both from the perspective of the product- and in terms of the use of keywords. A new area of marketing was introduced to attract more potential clients in the autumn of 2012, when Lamppuexpress.com initiated new offline-marketing operations. The first steps were to distribute flyers at a construction fair in Helsinki and to provide lighting tips in a magazine dedicated for decoration. The new operations have worked well. The sales and visitor-rates of Lamppuexpress.com were clearly on the rise for the last quarter of 2012....

This thesis presents the results of a study about the costs and viability of real estate renovation projects. Two renovation projects were analyzed in terms of their costs and the effects on the buildings. Both renovations were done to buildings managed by the real estate company, Kruunuasunnot Ltd. The purpose of the study was to find differences between the budgeted and realized costs of the renovation project and to locate the causes of those differences. A second equally important objective was to find differences in the effects of the renovation on the maintenance costs of those buildings. The study revealed some difference between the budgeted and realized investment costs of both these renovation projects. Most of the change in renovation costs was due to the change in modification costs of the projects. The other reason for this difference was the increase in organization costs. The study also revealed that the total maintenance costs of the real estate have decreased but not as much as estimated. The decrease in maintenance costs was greatest in heating and water costs, as the renovation affected these parts of the building. The consumption of electricity increased in one building but lowered at the other after the renovation. The new elevators mounted in the other building are the main reason in the increase in electricity consumption. The investment calculations revealed that due to the increased costs of the renovation project the viability of the renovation project decreased below a profitable level. However, the decreased costs of the other renovation made up for that. The main reason for the change in viability of the investments was due to the change in renovation costs....

The popularity of investment funds in Finland has increased significantly over the last ten years. Many people now feel that investment funds are a good alternative to traditional bank deposits. The number of investment funds has increased with their popularity and people have many different options to choose from. This thesis focuses on Finnish stock funds. These were chosen because of the author’s personal interest and investment experience. Stock funds have also been criticized in the media for their high expenses, making the subject of current interest. The main focus of this thesis is to research Finnish stock funds and to determine the possible relationship between expenses and profits. The main research problem is whether stock funds with higher expenses have made on average a bigger profit compared to stock funds with lower expenses. The secondary research problem is whether there is a relation between the risk and profit of Finnish stock funds. 27 Finnish stock funds were selected for the research. Profits were then calculated for each of the stock funds for different timespans, which were ten years, five years, three years, twelve months and six months. The calculated profits of each fund were then compared to the expenses of the fund. The profits of each fund were also compared to its risk. The research showed that of the entire fund’s expenses only management expenses have a significant impact on the fund’s profits. The results of the research show that during the last ten years Finnish stock funds with above-average management expenses have in most cases also made an above-average profit. However, the other timespans studied in the research did not show similar results. In most cases three-year, twelve-month and six-month investments with above-average management expenses have on contrary to the ten-year investments made a below-average profit. The research did not indicate any clear relation between the risks and profit of Finnish stock funds. However, most of the funds that made an above-average profit also made a good profit in relation to their risk. Based on the results it is clear that if investing in Finnish stock funds for a long period of time one should consider the funds with higher management expenses. The expenses should not, however, be the only criteria when selecting a suitable stock fund. The difference between the results for different timespans could be due to the challenging past few years in the stock market which have had a considerable impact on the funds’ profits. Basing any investment decision on the higher risk of a stock fund would not seem to be rational as most funds have not made on average a bigger profit in relation to their risk....

The goal of this study is to provide a guide for experienced investors that seek for stable passive income streams. In Finland investing in stocks is generally seen as gambling that is comparable to roulette although the expected value in investing with a well diversified portfolio is always posi-tive. The lack of an investing strategy is a common problem among private investors and I am providing them a solid long term strategy in this study. Dividend growth investing is a long term investing strategy where the goal is to invest in global industry leaders with strong competitive advantages and long streaks of annual dividend increases. Companies selected with the strategy have preferably increased their dividend payments at least 10 years in a row. This is a proof that the companies can cope through economic fluctuations. There is usually recession within a 10 year time period and only a few companies can keep increasing their dividends through the recession. Dividend growth investing is a long term investing strategy where the focus is in cash distributions which are growing year by year regardless of the current market situation. The endeavour of dividend growth investing does not mean quick profits. The target is to buy shares of quality companies trading at a low valuation which means that the safety margin is higher. The goal is to hold investments as long as possible and enjoy ever growing cash distributions unless something drastic happens. Dividend growth investing as a strategy is more like “buy and monitor” rather than “buy and forget”. It is important to monitor your investments preferably monthly or at least quarterly. With this strategy investments should be well diversified into shares of approximately 20 – 40 different companies while also keeping in mind the geographical and industrial diversification. Diversification is extremely important since the purpose is to hold these investments for decades. Also many dividend growth investors seek for financial independence which means they would live off their dividend streams. Therefore it is naturally extremely important that the dividend stream stays as stable and secure as possible.
