This thesis covers housing loans in general by reviewing the features of housing loans, grant- ing the loan, various risk factors and how to protect yourself from those risks during the loan term. In addition, the thesis gives a definition of a first-time buyer in Finland and also what are advantages for first-time buyers broadly. The theoretical section also visits the buyer’s aspects from the viewpoints of the purchase decision process and the AIDA model. The purpose of this thesis was to investigate the reasons for, how potential first-time buyers, who live in the capital region and are planning to buy their first home in the years ahead, experience the websites of competing banks X and Y. Within the research results, it was possible to survey how first-time buyers experienced both bank’s’ websites. By investing in visuality, it was easier to study the websites even precisely and it also helped to maintain an interest in the topic or lead to not needing to search for fur- ther information. The lack of visuality on the second bank’s website, completely decreased the interest of the interviewees in the matter and also had the attention transferred to the website of the competing bank, whose website is considered more visual. User-friendliness was the second most important divider of the websites. For instance, various counters and the placement of topics, made it easier to understand the entire process of buying a home for many interviewees. The most concrete development proposal was how it would be important for banks to aim at detail and to list the differences of an ASP loan and mortgage. Then, it would be easier for the fist-time buyers to compare different types of loans and solve the need for further information for the upcoming loan appointment. Consequently, the mortgage application process could be altered to be more efficient in the future for both the first-time buyers and from the officer’s point of view....

The thesis was conducted as a development project, which examines the procure-to-pay (P2P) process in a subsidiary of an international group operating in the pharmaceutical industry. The thesis describes the steps from procurement to invoice payment, which were used to identify the bottlenecks in the process. The objective was to provide feasible development proposals that could be implemented in the commissioner organisation. The theoretical section of the thesis reviews processes and their development, as well as financial management. The theory covers the processes of financial management, but focuses on the P2P process components, i.e. the procurement and purchase invoice processes. The work focused on the internal processes of the target organisation and delved into the phenomenon in more detail. The thesis was carried out as a functional study, which is qualitative research. The methods used in the thesis are individual and group interviews, observation and a workshop. The workshop was used to collect ideas for employee development. The current state of the P2P process was examined through a SWOT analysis. Some of the materials are for internal use in the commissioner organisation only. Based on the results of the analysis, the underlying challenges of the commissioner organisation are the ambiguities in terms of guidelines, roles and responsibilities, and the resulting burden on the actors. Specifically, the ambiguities and challenges in the P2P process were related to vendor creation, third party risk management , purchase orders, selection of cost packages, delays in processing purchase invoices, the contract process, and lack of contractual and legal knowledge. The proposal for improvement focused on more training, clarifying and consolidating instructions in one place, and defining roles and responsibilities more precisely with the responsible person....
