The municipality of Lapinjärvi approached the students of Laurea University of Applied Sciences in the form of a project. The aim is that the students will help with the building of a new communication and marketing strategy. First we have to study the current state of the municipality’s communication and marketing position in order to create the new strategy. The current state can be solved with different research methods such as interviews and surveys. In my thesis I will find out the attitudes of potential inhabitants and businesses to the municipality of Lapinjärvi. I want to find out what people living in the capital area and the businesses located there know about the municipality and whether they are interested in moving there or expanding their businesses to rural areas. I will find out if the marketing is positioned correctly towards the potential inhabitants and businesses and the factors the municipality of Lapinjärvi needs to consider in their marketing. I have used a questionnaire with telephone interviews in the survey. The interviews took place in the spring and fall of 2009. I had the chance of collecting more material from the interviews of potential inhabitants than the interviews held with potential businesses. Getting through to businesses by telephone was not successful and the number of respondents was only six compared to the potential inhabitants’ respondents’ number of forty one. The conclusion of the survey was that the interviewed potential businesses find rural areas to be potential expanding areas. Five respondents of six agree fully or somewhat that their businesses might be successful in the rural areas. The communication between businesses and the municipality is appreciated and businesses want to take part in the decisions and plans made by the municipality. Businesses find the location of the municipality of Lapinjärvi good and part of them believes the municipality to be a good partner. Even though the number of respondents from businesses was small, their opinions on the attraction factors of the municipality of Lapinjärvi were quite positive. The potential inhabitants are interested in the communication between the municipality and its inhabitants. Many of the respondents came up with subjects which they would like to influence in the decision making. The majority is interested in living in the rural areas and its nature and peace. The potential inhabitants find the location of the municipality of Lapinjärvi appropriate and they believe the municipality to be safe and harmonic. The potential inhabitants who answered questions about the attraction factors of the municipality of Lapinjärvi gave a positive answer to seven out of eleven arguments....

Staffing methods - Case Home-care of Vantaa The purpose of this thesis was to investigate how the equivalence between supply and demand could be developed using the optimization of work shifts in the home care of Vantaa. In the near future home care has to manage the increasing need for services of the baby boom generation approximately with present resources. Optimization of work shifts, in other words building the rosters based on demand, would reduce idle time and make the use of working hours more effective. In the theoretical background was studied roster planning in the retail environment. The retail sector was selected for the sector of comparison because typically the demand fluctuates on a daily and a weekly basis. Demand fluctuates also in the home-care services, but the demand variation is only paid little attention to. The main research problem of the thesis was how the roster planning methods applied in the retail sector could be applied in the home-care of Vantaa. The research was carried out as a qualitative research and the material was collected with thematic interviews. Interviews were conducted to gain information about the roster-planning methods in the retail sector and their added value, and to study the present situation of the roster-planning process in the home-care of Vantaa. The interviews were realized in two stages. Roster planners from various fields of the retail sector were interviewed first and secondly home care staff from different organizational levels. The Interviewees were selected by using discretionary sample. The data was analyzed using theory-based content analysis. Software packages were used for roster planning in the biggest shops, and in a smaller shop rosters were created manually. The roster planner’s judgement about the adequacy of staff in the shifts was considered important. Every roster planner reported that they succeeded in creating optimal rosters and properly scheduled work shifts seemed to improve customer experience about quality of service. Use of software packages saved roster planners time as much as 80 % of the time compared to manual planning. Employees are in charge of roster-planning in the home-care of Vantaa, one team member plans the work shifts for the whole team. Shifts were filled based on a certain amount of staff which is needed in a shift. The daily working period is 8 hours almost without exception. Graphical software was used as the basis for roster planning, but this software does not provide assistance in demand-based allocation of shifts. Daily planning is done by employees also; planning is carried out at the beginning of the work shift. Inefficiency was found in the roster-planning process and work shifts. The most important suggestions were the harmonization of the roster-planning process and its move to an upper organizational level and an application of optimization software. Route optimization is strongly related to optimization in the home-care field. There were also suggested more flexible work time arrangements and changes in the documentation methods. Finally, a suggestion was given for the improved roster planning method. City of Vantaa can take advantage of the suggestions made in the development of its processes. A survey of real estate agent’s responsibility to report to a customer concerning real estate formation act, mortgage and tenancy The thesis evaluates real estate agent’s responsibilities focusing mainly on so called challenging real estate sales. Real estate sales differ from a more general stock trading. Firstly, the thesis discusses the law concerning responsibilities for the work of a real estate agent. Secondly, the law concerning the formation of real estate will be discussed. The thesis will continue to define real estate forms and contents such as estate, building ground, partitioning of landed property, unseparated parcel, division of landed property according to ideal shares, common estate/territory, division of common estate/territory, special benefit and alluvial. Additionally, encumbrances are discussed concerning private drive way and building. Mortgage and rent control of the estate are discussed in a general basis. Every aspect of the thesis will start by defining the theory behind the law concerned. After theory thesis discusses the matter concerning Supreme Court cases and finally presented practical point of view for real estate agents daily routines. Additionally, a list of official sources will be offered for the real estate agent to contact concerning problematic and challenging cases. The focus of the thesis is to increase the common knowledge of the aspects discussed to help real estate agents in their everyday work. Thesis also provides valuable advices for real estate agents in their work and further studies. Start-ups’ first year is full of challenges. The company's financial planning and creating cash flows are the main tasks of the entrepreneur from the beginning. The main aim of the thesis was to develop a financial planning tool for growth-oriented start-ups. The need for a new kind of financial planning tool emerged in early 2010, when Spinno Enterprise Center was moved under the Laurea University of Applied Sciences. Spinno did not have its own tool and the majority of the tools available lacked monthly cash flow modeling. The few tools, which offered this feature, were in other respects far too heavy and difficult to use for start-up’s purposes. The financial planning tool was developed for Spinno Enterprise Center’s functions, client companies and Spinno’s business development advisors. The purpose was to create an understandable and easy to use tool that focuses on the monthly cash flow modeling and in addition provides credible projections of the company's turnover, staff numbers and financial performance. Start-ups will go out of business, if the money runs out. The purpose of the tool is to point out the actual need for cash and prevent it from running out. Monthly cash flow statement has been carried out by direct method, which derives directly to the cash flow statement from the actual incomes and expenditures. The entrepreneur can easily follow the company's development and identify the possible risk factors in advance. By using the tool, the entrepreneur has the possibility to identify the most critical actions the business depends on, and to invest in executing those tasks, instead of guessing. From the conducted expert interviews it can be concluded that financial planning is not very often the entrepreneur's core competence area. An astounding number of business plans, reviewed during the development phase, lacked the monthly cash budgeting or were otherwise incomplete. The company's early stages are very difficult to predict, but the predictability suffers even more when the financial planning is not designed with sufficient accuracy. The added value of the tool for entrepreneurs can be demonstrated in several ways. The cal-culations produced by the tool visualize the initial need of seed funding and the critical sales that need to be achieved in order to cover the expenses. The graphs derived from the tables are useful for the entrepreneur when engaging in financial discussions with potential investors. The tool’s automatically generated forms and tables can directly be used as enclosures when applying various grants or loans. The financial planning tool saves time, letting the entrepreneur focus on developing the core business of the company....

Investment by young people This thesis examines the investment attitude of young people under 30 years old. The objective is to study the level of understanding and interest on investing in financial instruments among young people. In addition, the thesis analyzes the importance of investment behavior such as risk aversion and capital safety. The thesis is conducted in co-operation with Nordea Bank Finland for the needs of the bank to analyze the target group’s interest in investing in general and to investigate how the young people want the bank to provide and sell different investment opportunities to them. The theoretical context concentrates on investment in general and also the most common instruments that can be seen as the most suitable alternatives for young investors. This quantitative analysis was conducted by collecting a data set consisting of closed form questionnaires gathered in the beginning of 2010. The 113 respondents were selected randomly, the age of 30 being the only restriction. Although the investment behavior of households has been studied extensively the investment behavior of young people has been given small attention. Consistent with an earlier study especially the interest in investing in bank accounts in Finland was expected. The results suggest that young people with higher education have more information about investment in general. Higher education and the amount of knowledge seemed to increase the interest to invest, especially in mutual funds and stocks. According to this study women were more risk averse compared to men, whereas both experienced capital safety as an important factor in investment. The respondents hoped the bank would contact them by invitation to consultation, personal letter or via Internet bank, but wished that the bank would not contact them by telephone....
