Erillispientalohankkeen suunnittelu ja kustannuslaskenta

Abstract

Tämän insinöörityön aiheena oli erillispientalohankkeen suunnittelu. Opinnäytetyön tavoitteena oli suunnitella rakennus, joka vastaisi käyttäjän asettamia vaatimuksia. Suunnitelmissa huomioitiin erityisesti taloudellisuus. Tavoitteena oli myös laskea rakennukselle kustannus- ja aikataulutiedot suunnitelmien pohjalta. Tietoja vertailtiin eri toteuttamistapojen kesken.

Alussa tehtiin tarveselvitys, jossa pohdittiin vaatimuksia suunniteltavalle rakennukselle. Tärkeimpinä vaatimuksina pidettiin yhtenäisiä tiloja sekä omaa pihaa, jossa olisi tilaa viettää aikaa kesäisin. Tarveselvityksen jälkeen tehtiin hankesuunnitelma, jossa käsiteltiin tarkemmin hankkeen tietoja, kuten organisaatiota ja tonttia. Tämän jälkeen suunniteltiin luonnospiirustukset, joiden pohjalta lopullinen tilaratkaisu löytyi. Valmiiden suunnitelmien pohjalta laskettiin kustannus- ja aikataulutiedot rakennukselle. Aikataulu laskettiin TCM-Planner-aikataulutusohjelmalla ja kustannukset Excel-taulukkoon. Kustannuksia ja aikataulua vertailtiin omana työnä, urakkana sekä talopakettina tehtäessä.

Työn tuloksena rakennuksesta saatiin tarpeita tyydyttävä kokonaisuus. Hankkeelle saatiin laskettua kustannus- ja aikatauluvertailu. Vertailun pohjalta toteuttamistavaksi valittiin omana työnä tehty rakennus.

The aim of this final project was to design a detached house. The purpose was to plan a building that meet the re-quirements set by the user. Attention was paid to economy. The aim was also to calculate cost and schedule infor-mation on the basis of the plans. Information about different implementation methods was compared.

First a list of needs was made. The list consisted of the requirements for the building. Common spaces and an own garden were considered to be the most important requirements. After the list of needs, a project plan was made. It consists of specific information like persons in the organization and site. After that, the sketch drawings were planned and based on them, the final space solution was found. On the basis of finished plans, cost and schedule information was calculated. The schedule was calculated with the TCM-planner program and costs were calculated by Excel. It was compared what costs and schedule would be when the work was done as contract work, self-made-work and when buying a turnkey packet.

As a result of the project, the house was designed by using the requirements set by the user. Cost and schedule were calculated and compared to the project. Based on the comparison, the self-made option was selected.
