RIVITALON RUNGON TOTEUTUSTAPOJEN KUSTANNUSVERTAILU: PAIKALLA RAKENTAMINEN VS. ELEMENTTIRAKENTAMINEN

Abstract

Opinnäytetyöni tarkoituksena oli tutkia tilaavan yrityksen mahdollisuutta käyttää elementtitekniikkaa osana rivitalorakentamista. Päätavoite oli tutkia elementtitekniikan ja paikalla rakentamisen taloudellisia eroja ja määrittää kumpi tuotantotavoista olisi yrityksen kannalta kustannustehokkaampi ja sopiva vaihtoehto.

Tuotantotavan valinnalla voidaan vaikuttaa rakennushankkeen kokonaiskustannuksiin mm. rakennushankkeen kokonaiskeston lyhenemisen ansiosta. Tutkin molempia tuotantotapoja mahdollisimman todenmukaisilla keinoilla päivänhinnassa.

Tuotantotapoja vertailtiin laskelmien avulla. Elementtitekniikan kustannukset saatiin suoralla tarjouksella elementtitehtaalta, joten sen todenmukaisuus on taattu. Paikalla rakentamisen kustannukset laskettiin käytössä olevien kustannustaulukoiden avulla ja todenmukaistettiin työn tilaavan tahon ammattitaidon avulla. Kustannustaulukoiden hinnastoja korjattiin varmistaen työhön käytettävät ajat, tuntiansiot vaihdettiin yrityksen omiksi ja rakennusmateriaaleista pyydettiin tarjous paikalliselta yritykseltä.

Tuloksia tarkastellessa voidaan huomata paikalla rakentamistekniikan olevan kustannustaloudellisempi vaihtoehto työn tilaavalle yritykselle kustannusten sekä maailman talouden takia.

The purpose of this thesis was to examine the possibilities of using prefabricated units in construction of terrace houses. The main objective was to study the financial differences between the use of prefabricated units versus on-site construction. Moreover, the aim was to define which of these production methods would be the most suitable and cost-effective alternative for a construction company.

The choice of production method has an effect on the total costs of the construction project, for example when successfully reducing the overall duration of the project. Therefore both production methods were studied by using the current actual rates and cost components.

The production methods were compared with calculations. To ensure the accuracy of the costs for using prefabricated units, the cost components were acquired with a direct offer from prefabrication factory. The costs for the on-site construction were calculated using cost tables and the expertise of the principal. The rates in the cost tables were adjusted to reflect company’s own project durations and earnings per hour. In addition, an offer for the required construction materials was acquired from a local company.

The results of this thesis show that on-site construction is the most cost effective choice of construction method for terrace houses for the principal both cost wise and also under the current economic situation.
