Aliurakoitsijoiden itselleluovutus

Abstract

Tämä opinnäytetyö tehtiin YIT Rakennus Oy:n asuntorakentaminen kerrostalot pääkaupunkiseutu -yksikölle. Opinnäytetyön tarkoituksena oli saada aliurakoitsijat tekemään itselleluovutuksensa paremmin ja huolellisemmin ja tätä kautta helpottamaan YIT:n työnjohtajien työmäärää itselleluovutuksen suhteen. Ongelmana oli aliurakoitsijoiden puutteellinen itselleluovutus ja laadun heikentyminen sekä viime hetkien korjausten määrä.

Työ sisältää teoriaosuuden, jossa käydään läpi itselleluovusta yleisesti sekä sitä koskevia määräyksiä. Siinä käydään myös läpi, miten YIT:llä itselleluovutus toimii ja mitkä ovat yleisimpiä puutteita sekä virheitä mitä itselleluovutuksen yhteydessä löytyy. Työssä tutkittiin pääsääntöisesti aliurakoitsijoiden itselleuovutusta, sen toimivuutta sekä syitä miksi sitä ei tehdä huolellisesti.

Tutkimus toteutettiin haastattelemalla eri aliurakoitsijoita, jotka työskentelivät as Oy Vantaan Vuorikiteen työmaalla. Haastatteluissa selviteltiin seuraavanlaisia asioita, kuten miten itselleluovutuskäytäntö toimii eri yrityksissä, miten he sen tekevät itselleluovutuksen, tekevätkö he tarkastuksesta pöytäkirjan, jne.

Tutkimuksen pohjalta koottiin muutamia kehitysehdotuksia, joilla voitaisiin saada aliurakoitsijat tekemään itselleluovutus huolellisesti ja mitkä seikat saattavat olla suuressa roolissa sen tekemisessä.

The thesis was made for YIT Construction Ltd. The purpose of the thesis was to improve the pre-handover check-ups of subcontractors, to facilitate the workload of YIT site supervisors in relation to pre-handover check-ups. The problem was the insufficient pre-handover check-ups of subcontractors and deterioration in quality, as well the number of repairs to be made.

The thesis includes a theory part, which considers the pre-handover check-up and the regulations in general. It also examines how pre-handover check-ups are conducted in YIT projects and pinpoints the most common shortcomings and mistakes found in inspections. In the thesis, pre-handover check-ups done by subcontractors are examined in general, as well as how they are conducted and the reasons why shortcomings occur.

The survey was carried out by interviewing various subcontractors who worked at the Vantaa Vuorikide construction site. In the interviews, issues such as the following were discussed: practices in pre-handover check-ups in different companies, how they are conducted and whether the inspections are documented.

Based on the research, some development proposals were made that could enable subcontractors to make pre-handover check-ups carefully and factors determined that might play a major role in doing so. The most effective ideas were changes to YIT subcontracts and requirements set for the person to conduct the pre-handover check-up.
