Pientalon käyttö- ja huolto-ohje

Abstract

Maankäyttö- ja rakennuslaki velvoittaa laatimaan käyttö- ja huolto-ohjeen pysyvään asumiseen tai työskentelyyn tarkoitettuun uudisrakennukseen tai korjauskohteeseen, joka vaatii rakennuslupaa. Santamäki Yhtiöt Oy:llä oli tarve toimivaan pientalon käyttö- ja huolto-ohjepohjaan, jota voi muokata sopivaksi eri kohteisiin. Opinnäytetyön tavoitteena oli luoda tähän tarkoitukseen sopiva Word-pohjainen työkalu, jota voi jatkossakin päivittää entistä paremmaksi.

Opinnäytetyössä luotiin yrityksen käyttöön työkalu, jonka avulla urakoitaviin rakennuskohteisiin saadaan käyttö- ja huolto-ohje tehtyä. Työkalun avulla tehty käyttö- ja huoltoohje täyttää lain vaatiman ohjeistuksen käyttö- ja huolto-ohjeen sisällöstä. Lisäksi työkalu on helposti muunneltavissa eri kohteisin, kuten alkuperäinen tavoite olikin.

Opinnäytetyötä tehdessä selvisi, ettei kaiken mahdollisen tiedon mahduttaminen fyysiseen käyttö- ja huolto-ohjekansioon ole järkevää. Tämän vuoksi osa käyttö- ja huoltoohjeen materiaaleista päädyttiin tallentamaan sähköiseen muotoon. Sähköisen tiedostojen tallentamisen sekä fyysisen kansion yhdistelmä koettiin järkevimmäksi ratkaisuksi.

Land Use and Building Act requires to form instructions for use and maintenance of a new building or a renovated building that requires a building permit if the building is meant for permanent living or working. Santamäki Yhtiöt Oy had a need for a working small house´s use and maintenance instruction form that could be edited for different subjects. Goal of the thesis was to create a Word-based tool for this need, that could be continued to be upgraded to work even better.

In the thesis a tool was created for the use of the company, which helps the creation of instructions for use and maintenance for construction projects. Instructions for use and maintenance made with the tool meets the instructions of the law about the content of instructions for use and maintenance. The tool is also easily editable for different projects as the original goal was.

While making the thesis it was brought to knowledge, that fitting every piece of information on the physical use and maintenance instruction folder was not sensible. Because of this some of the instructions for use and maintenance were decided to save in an electronic form. The combination of saving files in an electronic form with the physical folder were considered the most rational solution.
