Paritalon rakenteiden kustannuslaskenta ja -vertailu

Abstract

Tämän opinnäytetyön kohde on Seinäjoelle Kärjen asuinalueelle rakennettava paritalo. Talon rakennusajankohta on joko vuonna 2018 tai 2019. Tässä opinnäytetyössä lasketaan ja vertaillaan paritaloon tulevien rakenteiden hintoja. Opinnäytetyön aihe tuli yrityksestä Kuortaneen Rakennuspalvelu Oy. Yhtenä aiheena toimeksiantaja pyysi tässä opinnäytetyössä vertailtavan erilaisten puurunkoisten ulkoseinien hintoja toisiinsa. Näiden laskelmien pohjalta valittiin ulkoseinärakenne paritalokohteeseen. Valinta tapahtui osittain kustannuslaskelmien pohjalta, mutta siinä oli muitakin vaikuttavia tekijöitä. Toisena aiheena haluttiin myös vertailla paritalohuoneistojen väliin tulevan seinän eri vaihtoehtoja kustannusmielessä. Nämä väliseinävaihtoehdot käytiin toimeksiantajan kanssa yhdessä läpi ja seinien kustannukset sekä seiniltä vaadittavat ominaisuudet selvitettiin tässä työssä. Kolmantena pääaiheena toimeksiantaja halusi tässä opinnäytetyössä tutkittavan yläpohjaratkaisua joka poikkeaa normaalista ja sitä, voisiko tämä normaalista poikkeava yläpohjaratkaisu olla taloudellisesti kannattavaa. Tämä yläpohjaratkaisu eroaa normaalin pientalon yläpohjasta sillä, että tässä vaihtoehdossa ilmanvaihtojärjestelmä siirrettäisiin normaalista kylmästä tilasta yläpohjan lämpöiselle puolelle. Työssä selitetään, kuinka tämä rakenne toteutetaan, mitä se vaatii muilta rakenteilta sekä onko siitä enemmän hyötyä vai haittaa taloudellisesti. Lisäksi tässä opinnäytetyössä käydään läpi, mitä muita hyötyjä voidaan saavuttaa valituilla rakenteilla. Opinnäytetyö onnistui hyvin, koska kaikkien kyseisten rakenteiden valinnat tehtiin tämän opinnäytetyön pohjalta.

The subject of this thesis was a semi-detached house which is going to be built in the residential area of Kärki, in Seinäjoki. The construction date of the house will be either in 2018 or 2019. In this thesis, the prices of structures in a semi-detached house were calculated and compared. The subject of the thesis came from the company Kuortaneen Rakennuspalvelu Oy. As one of the topics, was the client’s request for a comparison between the prices of different kind of wooden exterior walls. Based on these calculations, the exterior wall was chosen for the house. The selection was made partly based on the cost statements, but there were also other factors influencing the selection. The second topic was to compare the different options for the wall between the apartments of the detached house based on the costs. These wall options were discussed together with the client. The costs of the walls as well as the required properties of the walls were investigated in this work. As the third main topic, the client wanted to investigate a top floor solution that differs from the normal ones and if it would be possible to make this solution cheaper than the normal top floor solution. The difference between this top floor solution and the normal small house’s top floor solution is that the ventilation system is moved from the normally used cold side to the warm side of the top floor. In this thesis it has been explained how this structure is implemented, what it requires from the other structures and if it is a cheaper or more expensive solution than the traditional one. In addition, this thesis examined what other benefits can be achieved with the selected structures. The thesis was successful because the customer made all the choices concerning the studied structures based on this thesis.
