Asunto- vai metsäsijoittaminen aloittelevalle sijoittajalle

Abstract

Opinnäytetyön tavoitteena oli selvittää asunto- ja metsäsijoittamisen soveltuvuutta aloittelevalle sijoittajalle. Opinnäytetyön aihe rajattiin käsittelemään fyysistä asunto- ja metsäsijoittamista. Molemmat sijoitusmuodot ovat olleet viime aikoina paljon esillä yhteiskunnallisessa keskustelussa. Opinnäytetyö toteutettiin kvalitatiivisena tutkimuksena ja tutkimusmenetelmänä käytimme vertailevaa tutkimusta. Aineiston keräämisessä hyödynnettiin alan kirjallisuutta ja Tilastokeskuksen ja Luonnonvarakeskuksen tilastoja. Sekundääriaineostoa täydennettiin teemahaastatteluilla, joissa haastateltiin asunto- ja metsäsijoittajaa. Hyödyntämällä laajasti primääri- ja sekundääriaineistoa saatiin muodostettua aineiston triangulaatio. Tutkimuksen tuloksien esittämisessä hyödynnettiin tiettyä analyysia, jonka avulla saatiin esille sijoitusmuotojen vahvuuksia, heikkouksia, mahdollisuuksia ja uhkia. Tutkimuksen tuloksista ilmeni, että molemmat sijoitusmuodot ovat olleet historiassa tuottavia sijoituskohteita, mutta myös alueellisia ja maantieteellisiä eroja on havaittavissa. Tutkimuksen tuloksista lukijan on mahdollista saada apua sijoituskohteen valintaan ja ymmärrystä kahden eri sijoitusmuodon ominaisuuksista. Asuntosijoittaminen ja metsäsijoittaminen ovat suosittuja sijoitusmuotoja. Tämän opinnäytetyön tarkoituksena on auttaa aloittelevia sijoittajia parempiin tuloksiin.

The aim of this thesis was to examine the suitability of real estate investment and forestry investment to a beginner investor by comparing them with each other. The thesis deals only the physical aspects of these forms of investment. The topic of the thesis was relevant since both forms of investment have been much discussed in the social debate recently. The thesis was implemented as a qualitative research and the method was a comparative research. The main theories were found in the literature of the field and the statistics for the research were collected from the Statistics Finland reports. Secondary material was complemented by theme interviews from a real estate investor and a forest investor. By utilizing primary and secondary material, several perspectives were created for the research. In the summary of the results, we utilized a certain analysis that brought to the reader more clearly the strength, weaknesses, opportunities and threats of these two forms of investment. According to the results both of forms of investments have been productive in history, but significant regional and geographical differences were noticeable. The results gives the reader an understanding of the properties of these investment forms and also gives help when investor is choosing a investment form.
