Tiivistelmä
Opinnäytetyön toimeksiantajayritys on oululainen vuonna 1979 perustettu isännöitsijätoimisto. Yritys tarjoaa isännöintipalveluita taloyhtiöille Oulun alueella. Viimeisen vuoden aikana yritys on kasvanut erittäin voimakkaasti, mikä on lisännyt työtehtäviä merkittävästi sekä isännöinti- että taloushallintopuolella. Yritys työllistää isännöitsijöitä, jotka hoitavat asiakasyhtiöiden isännöintitehtäviä sekä kirjanpitäjiä, jotka hoitavat asiakasyhtiöiden taloushallinnon.
Opinnäytetyön tarkoituksena on laatia opas käytettävistä tuloslaskelman kulutileistä kirjausohjeineen. Opinnäytetyön tavoitteena on yhtenäistää yrityksen käyttämää tilikarttaa niin, että kirjanpitäjät käyttäisivät keskenään samoja tilejä asiakasyhtiöiden kirjanpidossa. Yhtenäinen tilikartta mahdollistaa asiakasyhtiöiden keskinäisen vertailemisen sekä helpottaa tilanteita, joissa sijaistetaan toista kirjanpitäjää. Uusien työntekijöiden perehdytys on myös helpompaa sekä kirjanpitäjien työtehtäviä on mahdollista uudelleenorganisoida yhtenäisen tilikartan ansiosta.
Opinnäytetyö on kehittämistutkimus ja se on tehty kvalitatiivisia tutkimusmenetelmiä käyttäen. Opinnäytetyön teoreettinen tietoperusta koostuu asunto-osakeyhtiön kirjanpidosta sekä sähköisestä taloushallinnosta. Sähköinen taloushallinto on painottunut ostolaskuprosessin käsittelyyn, sillä toimeksiantajayrityksessä suuri osa asiakasyhtiöiden kirjanpidosta tapahtuu ostolaskujen kierrätyksen kautta. Lähteinä teoriaosuuteen on käytetty kirjallisia ja sähköisiä lähteitä sekä kirjanpito- ja asunto-osakeyhtiölakeja. Tilikartan yhtenäistämiseksi yrityksen kirjanpitäjiä on haastateltu.
Opinnäytetyön tuotos on täysin hyödynnettävissä toimeksiantajayrityksessä. Käytettäviä kulutilejä on karsittu runsaasti aikaisempaan verrattuna ja käytettävät kulutilit ovat saaneet konkreettiset kirjausohjeet. Selkeän ja yksinkertaisen tililuettelon avulla käytännössä kuka tahansa pystyy tekemään ostolaskujen tiliöinnit jo ostolaskujen kierrätyksen yhteydessä. Tämä mahdollistaa sen, että kirjanpitäjien rooliksi jää jatkossa enemmänkin controllerina oleminen, eli virheiden etsiminen ja korjaaminen, sekä lainalaskelmien teko ja vastikemaksujen valvominen. The commissioner of this thesis is a property management company founded in 1979 in Oulu. During the past year, the company has been growing considerably. Due to this, property management and financial management duties have increased significantly.
The purpose of the thesis is to create a guide including a chart of accounts on expense statements with the accounting instructions. The aim of the thesis is to unify the chart of accounts used by the company. This will enable the accountants to use the same accounts in the accounting of the client companies. A coherent chart of accounts makes it possible to compare client companies and facilitate situations where another accountant is substituted. With a coherent chart of accounts, recruiting new employees is also easier and it is also possible to reorganize the duties of accountants.
The thesis is a development study and it is carried out by using qualitative research methods. The theoretical background of the thesis is focused on the accounting of the housing cooperative and electronic financial administration. Electronic financial administration is focused on the purchase of the invoice process, because a large part of the accounting for client companies take place through the recycling of purchase invoices. The sources of the theoretical background comprise both written and electronic sources, as well as Accounting act and Limited Liability Housing Companies Act. In order to unify the chart of accounts, the accountants of the commissioning company are interviewed.
The output of the thesis can fully be utilized in the commissioning company. The cost accounts have been cut down a lot compared to the previous ones, and the expense accounts are provided with the specific accounting instructions. With the help of this chart of accounts anyone can make bookings for purchase invoices simultaneously with recycling invoices. This will allow the role of accountants to change in the future more into direction of a controller, i.e. finding and correcting errors, as well as making loan calculations and monitoring counterpart payments.
