Tontinkäyttösuunnitelma Espoon Muuralaan

Abstract

Tämä opinnäytetyö sisältää tontinkäyttösuunnitelman asemakaavamuutoshakua varten. Kohdetontti sijaitsee Espoon Muuralassa. Tontin nykyinen rakennuskanta on huonossa kunnossa, joten tontilla päädyttiin purkavaan uusrakentamiseen ja kaavamuutoksen hakuun. Työssä tutkittiin purkavaa uusrakentamista, tulevaisuuden asumista ja asuntotuotannon tarvetta. Opinnäytetyön toimeksiantajana toimi Espoon Asunnot Oy.

Suunnittelu tehtiin ArchiCAD 22-ohjelmalla. Suunnittelua ohjasivat Espoon Asuntojen tavoitteet suuremmasta rakennusoikeudesta, hyvästä asumisympäristöstä, tehokkaammasta rakentamisesta ja tontinkäytöstä sekä turvallisista ja terveellisistä asunnoista. Suunnittelutyön pohjaksi analysoitiin alueen historiaa, tontin ympäristöä ja ympäröivää rakennuskantaa. Suunnittelutyöhön halut-tiin tuoda asumien trendejä yhteisöllisyydestä muuntojoustavuuteen.

Opinnäytetyön tuloksena on tontinkäyttösuunnitelma, johon kuuluvat asemapiirros, julkisivukuvia, viitteelliset kerrospohjat, leikkauskuva ja havainnekuvia. Uudella viitesuunnitelmalla tontille saatiin enemmän kerrosalaa ja asuntoja sekä toimivampi piha. Toteutetulla suunnitelmalla tontille haetaan asemakaavamuutosta.

The purpose of this thesis was to design a land use plan of a property in Espoo, Muurala. The goal was to apply for a change to the town plan. Current buildings on the site were in bad shape. The client, Espoon Asunnot Oy, had decided to demolish the old buildings and plan new ones. Because of that a change to the town plan was required. The process of demolishing the old buildings and plan new ones, the needs and future of housing were studied in this thesis.

The designs were made by using ArchiCAD 22. The goals of Espoon Asunnot guided the planning process. The aim was to have larger property building rights, good housing environment, more efficient use of space and safe and healthy housing. The surrounding area of the property and history of the region were analyzed. Also the current trends of housing were explored as part of the planning process.

The result of this thesis was the design of the site. It includes site plan, elevation plans, indicative floor plans, section plan and visualization pictures. As a result the plan includes larger floor area, more apartments and a well-functioning yard. This site design will be used as part of the amendment application for change to the town plan.
