Asunto-osakeyhtiön laskelmat, case: REIM Lappeenranta Oy

Abstract

Tässä opinnäytetyössä tutkittiin asunto-osakeyhtiön laskelmia. Työn tavoitteena oli saada kokonaiskuva isännöitsijätoimisto REIM Lappeenranta Oy:n laskelmista. Opinnäytetyössä keskityttiin erityisesti kohdeyrityksen lainaosuus- ja vastikerahoituslaskelmiin. Yrityksen laskelmia kehitettiin uudistamalla lainaosuuslaskelmien laatiminen.

Opinnäytetyössä käytettiin laadullista eli kvalitatiivista tutkimusta. Opinnäytetyön teoriaosuus pohjautui alan kirjallisuuteen, lakeihin ja Internet-lähteisiin. Empiriaosuus toteutettiin toimintatutkimuksena, koska se soveltui kehitysprojektiluonteiseen opinnäytetyöhön. Tutkimusaineistoa kerättiin haastatteluilla ja osallistuvalla havainnoinnilla kohdeyrityksessä.

Tutkimuksen avulla saatiin käsitys REIM Lappeenranta Oy:n laskelmien toimivuudesta ja ehdotuksia laskelmien kehittämiseen. Tutkimuksessa selvitettiin, miten kiinteistötietojärjestelmä Tampuurin lainaosuuslaskenta toimii. Yritykselle annettiin tietoa Tampuurin lainaosuuslaskennan mahdollisuuksista, eli mitä ohjelmalla voi tehdä ja mitä ei. Lisäksi Tampuurin lainaosuuslaskennan käytöstä koottiin kohdeyritykselle koulutusmateriaalia.

Tutkimustulosten perusteella voidaan todeta, että REIM Lappeenranta Oy:n laskelmat toimivat pääasiassa hyvin. Laskelmiin kaivataan kuitenkin lisää yhtenäisyyttä ja toimintavarmuutta. Tutkimus mahdollistaa lainaosuuksien laskemisen jo käytössä olevassa kiinteistötietojärjestelmä Tampuurissa. Tämä uudistus tuo yrityksen laskelmiin kaivattua yhtenäisyyttä. Tampuurin lainaosuuslaskenta ei sisällä kaikkia yrityksen toivomia ominaisuuksia, mutta se otetaan tulevaisuudessa käyttöön nykyisen järjestelmän rinnalla.

The topic of the thesis was to examine the calculations of a housing company. The purpose of this thesis was to get a general view about the calculations in the property management company REIM Lappeenranta Ltd. This study concentrates on share of the loan calculations and condominium payment financial calculations. The calculations of the company were improved by revising the share of the loan calculations.

The information for the study was collected by using qualitative research methods. Data for the theoretical part was gathered from literature, laws and Internet. The empirical part of the work was an action research because it was suitable for the development project. The data for the empirical part was gathered by interviewing and observing the personnel of REIM Lappeenranta Ltd.

The result of the study gives a picture of the functionality of calculations at REIM Lappeenranta Ltd. The study gives proposals to develop the calculations. The functionality of the share of the loan calculations in real estate information system Tampuuri was examined in this study. The company got viable information about the opportunities of Tampuuri system. In addition training materials about the share of the loan calculations in Tampuuri was produced for the company.

The final result of this thesis is that the calculations at REIM Lappeenranta Ltd work mainly well. The calculations need to be improved in the field of cohesion and reliability. This study makes the share of the loan calculations available in the real estate information system Tampuuri, which is already in use at the company. This reform gives needed cohesion for the calculations. The share of the loan calculation in Tampuuri does not include all wanted features that the company hoped for, but the Tampuuri system will be introduced in the future side by side with the current system.
