Pienen rakennusliikkeen urakkalaskentaohjelma

Abstract

Tämän insinöörityön tavoitteena oli tehdä urakkalaskentaohjelma pienelle rakennusliikkeelle. Työn tilaajana oli Kapustasalmen rakennus, joka urakoi uudis- ja korjausrakentamista. Työn tilaajalla ei ollut minkäänlaista urakkalaskentaohjelmaa, joten työ oli sen takia hyödyllinen.

Työn teossa käytettiin Excel−taulukkolaskentaohjelmaa. Työhön tarvittavia menekkiarvoja saa-tiin aikataulukirjasta sekä Ratunetin Ratu−korteista. Eri työvaiheet tulivat Excelissä eri alalehdil-le, jolloin saatiin selkeästi jokainen työvaihe erikseen. Ohjelmaan laskettiin sovittujen työvaihei-den työ- ja materiaalimenekit. Työvaiheelle ei tarvitse lisätä muuta kuin suoritemäärä, niin oh-jelma laskee annettujen arvojen pohjalta työ- ja materiaalihinnat. Kirjallisessa osuudessa käsiteltiin rakennusalan kustannuksia, kustannuslaskentaa sekä Talo 2000 -nimikkeistöjärjestelmää. Lisäksi käsiteltiin kustannuslaskentaohjelmaa, sen kehittämistä ja jälkilaskentaa. Lopuksi tehtiin vertailu Taku kustannustieto -ohjelman ja tässä työssä tehdyn kustannuslaskentaohjelman välillä.

Työn tuloksena valmistui urakkalaskentaohjelma, jolla saadaan nopeasti yleisimmille työtehtä-ville hinta- ja kestotiedot. Ohjelmalla on nopea ja helppo saada riittävän tarkka urakkahinta sel-ville, jolloin vältytään pidemmiltä laskenta-ajoilta ja myös asiakas saa nopeasti tietoonsa hank-keen kustannukset. Tällöin asiakas voi päättää nopeammin, antaako työn tehtäväksi yritykselle. Näin asiakas saa nopeampaa palvelua, ja yritys pääsee nopeammin töihin.

A purpose of this study was to create a contract calculation program for a small building company. The work was commissioned by Kapustasalmen rakennus corporation, which is a contractor of new- and renovation building. The company did not have any contract calculation program, so the work was therefore useful.

In the project the excel spreadsheet program was used. Consumption values which were required for the job, were gained from Timetable book and Ratunet Ratu- tables. Different work phases were written in separate sheets, so every phase could clearly be presented. The work, and material consumptions of the agreed work phases were calculated on the programme. Only the amount of work is needed, so the programme calculates costs of the work and materials based on the given values. Literature concerning construction costs and cost accounting and House 2000 titles were studied. The cost estimate program, its development and actual cost calculation were also dealt with. Finally a Taku kustannustieto programme and cost estimate programme of this job were compared.

As a result of this project the cost estimate program was completed, which can be used to quickly get prices and durations for the most usual tasks. It is fast and easy to obtain sufficiently accurate costs for the contract, thus avoiding longer estimating period and also the customer can quickly get knowledge of the project costs. Then a customer can decide faster whether to give the job to the company or not. So the customer gains faster service and the company gets to work faster.
