Karstulan kunnantalon kuntoarvio ja -tutkimus

Abstract

Karstula on noin 5000 asukkaan kunta Keski-Suomessa. Karstulan kunnantalo on 3100 m2:n kokoinen kiinteistö, jossa työskentelee noin 55 henkilöä. Kiinteistön omistaa Karstulan kunta, joka toimi tämän opinnäytetyön tilaajana.

Opinnäytetyön tarkoituksena oli kartoittaa kiinteistön tämän hetkinen kunto ja välitöntä korjausta vaativat osa-alueet. Opinnäytetyö toimii myös pohjatietona kunnossapito- ja korjaussuunnitelmia laadittaessa.

Opinnäytetyö sisältää kuntoarvion, rakennustekniikan osalta, Karstulan kunnantalosta ja lisätutkimuksina suoritetut mikrobitutkimukset kosteusvaurioituneista paikoista. Kiinteistön LVIS -järjestelmiä arvioitiin käyttäjäkyselyn ja haastatteluiden sekä niissä esille tulleiden ongelmien perusteella. Työssä on esitelty kuntoarvion suoritusperiaatteet ja mikrobitutkimuksissa käytetyt menetelmät ja tutkimusten tulokset.

Kosteusvaurioituneiden paikkojen tutkimuksessa otettiin materiaaleista näytteitä, joista tutkittiin niiden sisältämät mikrobit. Mikrobiologiset näytteet tutkittiin Jyväskylän ammattikorkeakoulun laboratoriossa. Suunnitelma-asiakirjojen perusteella rakennuksesta etsittiin mahdollisia riski- ja ongelmakohtia. Työssä annettiin ohjeita mikrobivaurioituneiden rakenteiden korjaamiseen ja toimenpide-ehdotuksia muiden havaittujen vaurioiden ja ongelmakohtien korjaamiseksi.

Karstula is a town of approximately 5000 inhabitants in Central Finland. The size of the Karstula town hall property is 3100 square metres, and is serves as a workplace for about 55 employees. The property is owned by the Karstula municipality, which also acted as the commissioner of this thesis.

The purpose of this thesis was to evaluate the current state of the property and define the sectors that need immediate repairing. The thesis will serve as a basis for the maintenance plan and repair work schedule for the property.

The thesis includes a condition evaluation of the Karstula town hall from the construction engineering point of view, as well as additional microbial researches of the water-damaged parts of the property. The property’s HPACE-systems were evaluated on the basis of user surveys and interviews, and the problems identified within them. The thesis presents the principles according to which the condition evaluation was conducted, the methods used in the microbial research as well as the results acquired.

The water damage research was conducted by taking samples from different materials, and then examining their microbial content. The microbial samples were examined in the laboratory of JAMK University of Applied Sciences. Documentation from the various stages of the construction process was used to diagnose potential problems and risks. The paper gives instructions for the reparation of the structures that have suffered microbial damage. In addition, it proposes actions to repair the other damages and problems detected.
