Opas metsäsijoittamiseen metsän kierron mukaan

Abstract

Tämän opinnäytetyön idea syntyi henkilökohtaisesta tarpeestani perehtyä syvemmin metsäsijoittamiseen. Omistan itse eri-ikäistä metsää ja tavoitteenani on järkevän metsänhoidon avulla saada siitä tulevaisuudessakin säännöllistä, hyvää tuottoa. Opinnäytetyön yhtenä tavoitteena oli tarkastella tiiviinä pakettina metsäsijoittamiseen vaikuttavia tekijöitä aina metsän hankkimisesta päätehakkuuseen saakka. Työn tarkoituksena on toimia metsäsijoittajan tai sitä harkitsevan henkilön oppaana antaen ohjeita ja neuvoja.

Metsänomistajaksi voi tulla perinnön, lahjan tai metsän ostamisen kautta. Yhteismetsä on myös vaihtoehto. Metsänhoidollisessa osiossa käydään läpi metsän kierto avohakkuualueesta kasvatuksen ja hakkuiden kautta päätehakkuuseen. Puukaupassa metsäsijoitus realisoituu pääomatuloksi, johon metsätalouden vuosimenot ja verot vaikuttavat pienentävästi. Opinnäytetyön tuloksena havaitsin, miten säännöllisellä metsän tilan seuraamisella ja hoidolla, sekä taloudellisella suunnitelmallisuudella metsäsijoitustuottoa voidaan kehittää

Opinnäytetyön toisena tarkoituksena oli osoittaa sijoittamisen kannattavuutta eri-ikäisiin ja -hintaisiin metsäalueisiin laskemalla esimerkin avulla tuottoa sijoitetulle pääomalle. Sijoituslaskelma osoitti, millä korkotuotto-odotusprosentilla sijoitus on kannattavaa ja miten metsän hankintahinta, kulut, tuotot ja aika vaikuttavat saatavaan voittoon. Opinnäytetyö tehtiin pääosin kirjallisuustutkimuksena käyttäen lähteinä metsäalan kirjallisuutta sekä Internettiä. Metsänhoitoyhdistykseltä sain tietoa tämän päivän hinnoista.

I got the idea for this Bachelor`s thesis from my personal need to get more information about investing in forest. I own forest of different ages and my personal target is to get a regular and good profit also in the future. The aim of this Bachelor`s thesis was to create a guide to investing in forest, which would cover in one package all the issues related to the topic, from acquiring forest to final felling. The thesis includes a set of forest investment calculations, in which I explore the viability of forest investments for forest areas of different ages and prices. The calculations show that the profitability of the investment depends not only on costs and income from sales, but also on interest income expectation over time. The investment calculations are included as an appendix.

The theoretical part of the thesis discusses the acquisition of forest, forest management measures, risks of forest investing and all other things which affect the profitability of forest investment.

When selling wood, the investment is realised in the form of income from capital, which is offset by annual expenditure and taxes. Also, personal devotion to forest and environmental issues will affect the investment decision.

The findings of this Bachelor´s thesis showed that regular monitoring of the forest´s condition and quick response to forest damage give more return for investors. It is also important to keep account of revenue and expenditure. The owner of the forest should plan in advance when the best time is for forest logging and reforestation.
