Asunto Oy Pesäpuisto 1:n kuntotutkimus ja perusparannussuunnitelma

Abstract

Opinnäytetyön kohde on asunto-osakeyhtiö Pesäpuisto 1. Kohderakennus on vuonna 1984 rakennettu, kuusi huoneistoa kattava puurunkoinen rivitalo. Tilaus tälle työlle tuli Pesäpuisto 1:n isännöitsijältä. Opinnäytetyön tavoitteena oli tehdä kuntotutkimus kohderakennuksesta ja siitä saatujen tietojen pohjalta laatia perus-parannussuunnitelma. Perusparannussuunnitelmaa apuna käyttäen Pesäpuisto 1:n hallitus voi päättää taloyhtiön tulevista korjaustoimenpiteistä. Kuntotutkimus aloitettiin havainnoimalla rakennusta aistienvaraisesti niin ulko- kuin sisäpuolelta. Samalla tehtiin rakennuksen märkätiloihin pintakosteusmittauksia. Tämän jälkeen siirryttiin rakenteita rikkomattomaan tutkimukseen, jossa käytettiin lämpökameraa. Lämpökuvauksesta saatujen tulosten perusteella rakenteita rikkovassa tutkimuksessa tutkittiin endoskoopilla tähystäen rakenteiden vuotokohtia sekä tarkastettiin rakennuksen rungon kuntoa. Tutkimustulosten ja aistihavaintojen pohjalta laadittiin Pesäpuisto 1:n perusparannussuunnitelma. Suunnitelmassa keskityttiin rakennuksen ulkovaipan kunnostustoimenpiteisiin ja märkätilojen saneeraustarpeisiin. Rakennuksen kunto on hyvä siihen nähden, minkälaisia rakenneratkaisuja 80-luvulla on tehty. Tutkimus myös vahvisti asukkaiden kokemuksia rakennuksen kunnosta. Pahimmiksi lämpövuotokohteiksi paljastuivat saunat ja erityisesti niiden ulkoseinät. Kohteeseen oli helppo tehdä perusparannussuunnitelma, koska rakenteet olivat hyvässä kunnossa ja mitään suurempia vaurioita ei ole vielä päässyt syntymään. Opinnäytetyötä tehdessä itselleni korostui entisestään rakentamisen suunnittelun ja laadunvalvonnan tärkeys rakennusprosessien aikana, näillä asioilla on suuri merkitys tulevaisuudessa rakenteiden toiminnan ja pitkäikäisyyden kannalta.

The target of the thesis is a housing association, Pesäpuisto 1. The building was built in 1984, and it is a timber-framed townhouse. There are six residential apart-ments in the building. The task for the work became from the house manager of Pesäpuisto 1. The main goal was to make a condition inspection to the target building, and based on its information, to make a basic renovation plan. The board of directors for Pesäpuisto 1may decide on future renovations based on the renovation plan. The condition inspection was started by observing the building both externally and internally. At the same time surface moisture measurements were made in the sanitary rooms. After that, a non-destructive research was made for the structures, by using a thermal imaging camera. A destructive study to the structures was made based on the results of the thermal imaging. The destructive study was made with an endoscope, which can study structures, leaks, and check the condition of the building frame. Based on the research results and the sense perception results a basic renovation plan for Pesäpuisto 1 was made. The plan focused on the building’s outer casing reparation measures and sanitary room’s renovation needs. The building is in good condition in comparison to what kind of design solutions were made in the 80's.The study also confirmed the experiences the residents have on the building’s condition. The worst heat loss targets were the saunas and, in particular, their external walls. It was easy to make the basic renovation plan for the target building, because the structures were in good condition and there were no major damages yet. When doing the thesis the importance of the design and quality control during the construction processes became obvious, these things play a very important role in future structures and functioning long life.
