Toiminnanohjausjärjestelmä kiinteistöpalvelualan yrityksille : Huoltokanava

Abstract

Tämä opinnäytetyö toteutettiin toimeksiantajalle, Kiinteistöpalvelu Aholalle. Toimeksiantajan toimipiste sijaitsee Ilmajoella, Etelä-Pohjanmaalla. Yrityksen toiminta on kasvanut viimeisten vuosien aikana huomattavasti, minkä vuoksi nähtiin tarvetta toiminnanohjausjärjestelmän hankkimiselle. Opinnäytetyön tavoitteena oli luoda käyttöohje toiminnanohjausjärjestelmälle, jonka yritys oli ottanut käyttöön vuonna 2021. Käyttöönotettu toiminnanohjausjärjestelmä on nimeltään Huoltokanava, ja se on Reliabit Ay:n luoma ja ylläpitämä järjestelmä. Huoltokanava on varta vasten kiinteistöpalvelualalle luotu toiminnanohjausjärjestelmä. Opinnäytetyön teoreettisessa viitekehyksessä kerrotaan toiminnanohjausjärjestelmästä yleisellä tasolla ja sen tarpeellisuudesta yrityksissä. Lisäksi teoriaosuudessa käydään läpi kiinteistöpalvelua käsitteenä ja esitetään lyhyt kuvaus toimeksiantajasta. Tutkimusosuudessa luotiin käyttöohje Huoltokanava-toiminnanohjausjärjestelmälle. Ohjekirjassa käydään vaihe vaiheelta läpi, miten työn kirjaaminen etenee aina laskutukseen asti. Ohjekirjassa on havainnollistettu eri vaiheita kuvakaappauksilla järjestelmästä, ja ne on avattu vaihe vaiheelta tekstimuodossa, jotta ohjeistus olisi mahdollisimman selkeä. Opinnäytetyö tehtiin yritykselle avustamaan toiminnanohjausjärjestelmän käyttöönottoa ja päivittäistä käyttöä, ja tulevaisuudessa sitä voidaan käyttää perehdytyksessä uusille työntekijöille.

This thesis was made for the property maintenance company Kiinteistöpalvelu Ahola. The premises of the company are located in Ilmajoki. The operations of the company have grown notably in the past few years. This is why the company acquired an ERP system. The aim of the thesis was to make a manual for the ERP system that the company had introduced at the beginning of 2021. The name of the ERP system is Huoltokanava, and it was created and is maintained by the Reliabit company. Huoltokanava is an ERP system tailored to the needs of property maintenance companies. The theoretical part of this thesis deals with the growing need for ERP systems at companies. The theoretical part also deals with property maintenance as a concept. It also includes a brief description of the company Kiinteistöpalvelu Ahola. The project part of the thesis includes the preparation of a manual for the Huoltokanava ERP system. The manual is a step-by-step guide on how job requests go through the system from scratch to invoicing. The manual includes screenshots of the system and texts related to the pictures to help the user use the system. The thesis was made for the company to assist the introduction of the new ERP system and to help employees with the daily use of the ERP system. In the future, it can be used in the orientation of new employees.
