LVI-urakointiprosessin selvitys ja dokumentointi

Abstract

LVI-Helin Oy on Suomen suurimpia lämpö-, vesi- ja ilmastointitöihin erikoistuneita perheyhtiöitä. Urakkakohteiden toteutuksen ja suunnittelun lisäksi LVI-Helin suorittaa myös tarvittavat laitteistojen säädöt, mittaukset ja huollot. Yritykselle on myönnetty SFS- Inspecta Sertifiointi Oy:n sertifikaatti, jolla varmennetaan yrityksen toimintajärjestelmän standardin mukaisuus. Ilman sertifioitua toimintajärjestelmää ei nykyään ole käytännössä mahdollista saada vaativimpia alan urakoita. Tämän opinnäytetyön aiheena oli LVI- Helin Oy:n urakointiprosessin kehittäminen ja ongelmakohtien, kuten esimerkiksi tavaran tilauksien ja toimituksien, aliurakoinnin, sekä projektinjohtamisen, menettelyjen selkeyttäminen. Toimintajärjestelmässä olevia määritelmiä tuli selkeyttää käytännön tasolle ja määritelmistä tuli tehdä projektinhallintaa tukeva ohjeistus. Opinnäytetyöstä rajattiin pois tarjouslaskentavaihe, koska sen katsottiin toimivan halutulla tasolla. Kesän aikana opinnäytetyöntekijä perehtyi urakointiprosessiin tutustumalla käytännön työhön ja yrityksen toimintajärjestelmäkansioon. Kesän aikana myös projektinhallintaa tukeva ohjeistus selkeytettiin käytännön tasolle siten, että opinnäytetyöntekijä muodosti projektikansiokokonaisuuden. Projektikansiokokonaisuus jaettiin kahteen osaan; projektinhoitajan kansioon ja asentajien kansioon. Projektikansioiden on tarkoitus helpottaa työmaalla tehtävien materiaalitilausten tekemistä ja jättää tilauksista dokumentti niin etumiehelle, projektinjohtajalle, kuin yrityksen konttorillekin. Projektikansiokokonaisuus on yleispätevä muun muassa projektin koon suhteen. LVI- urakoinnin selvityskohteeksi valittiin kesän aikana Postin Vantaan logistiikkakeskuksen työmaa. Selvitys urakkakohteesta tehtiin, jotta voitaisiin tutkia kehitysmahdollisuuksia urakoinnissa. Urakkakohteen selvityksessä käytiin läpi kohteen toteutus ja kohteen taloudellinen tarkastelu, sekä haastateltiin yrityksen ulkopuolisia asiantuntijoita. Opinnäytetyön tuloksena tekijän mielestä toimintaa yrityksessä tulee tulevaisuudessa kehittää samansuuntaisesti kuin tähänkin asti, eli kehittää toimintajärjestelmää ja huolehtia tietotaidon siirtymisestä nuoremmille sukupolville. Urakointiprosessia tulisi kehittää siten, että tiedonvaihtoa konttorin ja projektinhoitajan välillä tulisi lisätä. Tällä tavoin projekti kulkisi varmemmin suunnitelluissa kehyksissä ja projektinhoitajalle jäisi enemmän aikaa valvoa asennustoimintaa.

LVI-Helin Ltd is one of the largest heating, ventilation and air conditioning companies in Finland. In addition to contracting and planning LVI-Helin Ltd also executes necessary adjusting, measuring and maintenance of equipment. The certificate of SFS- Inspecta Sertifiointi Ltd ensures that contracting and ready-made products are of good quality. The certificate guarantees that the company's quality system is in accordance with standards. Without a certified quality system it is almost impossible to get the most demanding contracts in the field nowadays. The purpose of this thesis was to develop the contracting process of HVAC company LVI-Helin Ltd. Development areas in the contracting process were ordering and supplying of construction materials, methods of project management and subcontracting. Also specifications in the quality system were to be clarified and from these specifications instructions supporting project management were to be made. Offer calculation stage was excluded from this thesis because it already functioned in a desired way. During the summer of 2007 the author of this thesis orientated himself with contracting process by studying practical work and the quality system folder. Also during the summer the instructions supporting project management were brought to the practical level by making project folders. There were two kinds of project folders: a project management folder and a folder for installers. The main purposes of the project folders are to make subscribing easier in the construction site and to leave documents from orders to the foreman on site, the project manager and the company's office. The Finnish Post logistics centre located in Vantaa was chosen as the HVAC contracting survey site. This survey was made in order to study further the development possibilities in HVAC contracting. The survey comprised making of the site together with the economic survey and interviewing experts outside the company. As a result it can be concluded that in the future operations of the company should be developed in the same direction as they have been developed so far. The development foci have been on the quality system and transferring know-how to younger generations. The HVAC contracting process should be developed so that information exchange between CEO and the project manager will be increased. In this way the project would follow better the plans made earlier and the project manager would have more time to supervise the installation operations.
