Projektinhallinta osana yrityksen toimintaa : case: Arviointitoimisto Oy

Abstract

Tämän opinnäytetyön tarkoituksena on tutkia projektinhallintaa, projektin johtamista, ja projektisuunnittelua siten, että toimeksiantaja yrityksessä tehtävän projektin pohjalta luodaan käyttöön projektisuunnitelma. Opinnäytetyön toimeksiantaja on Arviointitoimisto Oy. Se on lahtelainen paikallinen mikroyritys, joka toimii kiinteistöliiketoiminnan alalla. Arviointitoimisto Oy:ssä, ja yleensä nykyisessä yrityskentässä, projektimuotoinen työskentely on keskeinen työmuoto, ja siksi opinnäytetyössäni syvennytään sen tärkeimpiin osa-alueisiin.

Opinnäytetyössä selvitetään, millainen on hyvä projektisuunnitelma toimeksiantoyrityksen seuraavaan projektiin. Teoriana on projektinhallinta, sen johtaminen ja suunnittelu. Tutkimuksen empiriaosuus on toteutettu kvalitatiivisena tutkimuksena. Tutkimusmenetelminä on ollut osallistuva havainnointi ja teemahaastattelu. Empiirisen osan projektina on Arviointitoimisto Oy:n toteuttama Päijät-Hämeen ensimmäinen investointi- ja toimitilamarkkinakatsaus, jonka toteuttamista on havainnoitu koko projektin ajan. Teorian, havainnoinnin ja teemahaastattelujen avulla on luotu projektisuunnitelma Arviointitoimisto Oy:lle.

Opinnäytetyöprosessin aikana tehtiin ensimmäinen Päijät-Hämeen investointi- ja toimitilamarkkinakatsaus. Hyväksi projektisuunnitelmaksi havaittiin lyhyt ja ytimekäs suunnitelma, jossa on selkeä aikataulu ja tehtäväluettelo. Projektisuunnitelman avulla Arviointitoimisto Oy voi lähteä toteuttamaan seuraavan vuoden markkinakatsausta, sekä soveltaa projektisuunnitelmaa myös muihin projekteihinsa.

This thesis deals with project management and project planning. The purpose of this study was project planning and how to create a project plan for Arviointitoimisto Oy, which has also commissioned the thesis. The study was carried out and accomplished during the autumn 2013.

The theoretical part of this thesis is mainly studied by using the literary material. The chapter of project management deals with, project organization and project manager, and what can cause challenges when leading the project. The second theoretical part deals with project planning. The focus is on commission company and only those areas, which are important for them. Areas are the goals of the planning, how to create a project plan and how to handle the whole project.

The subject of this thesis came, while the student was doing his practical training in the last spring, in this commission company. Company started a new project and the student took part in this project for the whole time. The idea was to observe the project and how it is done for the first time. Observing is also one of the research methods that was used in this thesis. The second research method is theme interview. Student interviewed two people after the project and they both were also in this project for the whole time. Theme of the interview was to go through the whole project and think about the goal which was set at the beginning. The main goal was to succeed and get the project done before the deadline.

This thesis was conducted as a qualitative research. As it was mentioned earlier, there are two research methods that are used in this thesis: observing and theme interviews. To make observing easier a project diary was kept during the project. Theme interview was conducted after the project and it was attended by two people who were also part of the project.

Based on the results, a project plan for Arviointitoimisto Oy was created.
