Pientalon kosteustekninen kuntotutkimus

Abstract

Opinnäytetyön tarkoituksena oli tehdä kosteustekninen kuntotutkimus pientaloon sekä tarvittava korjaussuunnitelma kuntotutkimuksen tulosten perusteella. Pientalo, johon tutkimus- ja korjaussuunnitelma tehtiin, sijaitsee Kangasalan Kuhmalahden kylässä.

Kosteusteknisen kuntotutkimuksen tavoitteena oli selvittää rakennuksen kosteusvauriot, riskit ja rakenteiden kosteustekninen toiminta. Kuntotutkimus tehtiin käyttäen rakennemittauksia, pintakosteusmittauksia sekä aistinvaraisia havaintoja. Havainnoista ja mittauksista tehtiin toimenpide-ehdotukset sekä suositukset raporttiin. Kuntotutkimuksessa ilmeni, että rakennuksessa on useita toimenpiteitä vaativia puutteita, rakennusvirheitä ja vaurioita, joista tärkeimmäksi nousi kosteusvaurio sauna- ja pesutiloissa.

Kosteusteknisen kuntotutkimuksen perusteella tehtiin märkätilojen korjaussuunnitelma, jossa kuvaillaan hyvin yksityiskohtaisesti korjauksen eri vaiheet. Korjattavista rakenteista tehtiin detaljipiirustukset, jotka täydentävät suunnitelmaa. Korjattavat märkätilat sisältävät sauna- ja pesutilat. Lähtökohtana oli tehdä suunnitelma niin, että kiinteistön omistaja voi tehdä suurimman osan korjaustöistä itse. Korjaussuunnitelmassa arvioitiin korjauksen materiaalikustannukset sekä laskettiin arvio työstä syntyville kustannuksille.

Opinnäytetyön tuloksena syntyi tilaajalle kosteustekninen kuntotutkimusraportti ja korjaussuunnitelma. Kosteustekninen kuntotutkimusraportti kertoo tilaajalle rakennuksen tämänhetkisen kunnon. Korjaussuunnitelmaa tilaaja pystyy hyödyntämään kosteusvaurioiden korjauksessa.

The purpose of this thesis was to complete a moisture technology condition survey on a single-family house including necessary corrective action plan based on the findings from the survey. This single-family house is located in Kuhmalahti, Kangasala.

The aim of this study was to find out moisture damages, risks and the structural moisture technology behaviour. The study was completed using structural measurements, surface moisture measurements and sensory perceptions. A report with corrective action plan and recommendations was created based on the results from these measurements and perceptions. Condition survey showed that the house has many flaws, construction defects and damages needing corrective actions. The most important problem turned out to be the moisture damage in the sauna and bathroom.

A corrective action plan was created based on the moisture technology condition survey. It clearly describes in detail different stages of the corrective actions. Detailed drawings of structures needing corrective actions (repair) were created to complete the plan. Wet areas needing corrective actions included sauna and shower room. The basis for this corrective action plan was to create it so that owner of the single-family house would be able to make most of the necessary corrective actions by him- or herself. The corrective action plan also included estimated costs for the materials needed for the corrective actions. Also an estimate for the labour costs were calculated.

As a result of this thesis a moisture technology condition survey and also a corrective action plan was created for the subscriber. The moisture technology condition survey reveals the present condition of the house to the subscriber. The subscriber will be able to make good use of it to repair the moisture damages that were discovered.
