Kerrostalohuoneiston korjaushanke

Abstract

Opinnäytetyön aiheena oli Tampereen keskustassa 1960-luvulla rakennetun kerrostalon asuinhuoneiston korjaushanke, jossa remontoitiin koko huoneisto uusiksi. Työssä seurataan hankkeen kulkua suunnitelmista toteutukseen saakka.

Projekti aloitettiin selvittämällä taloyhtiön ja huoneiston lähtötilanne ja tämän pohjalta tehtiin asiakkaan vaatimuksia ajatellen tarveselvitys. Tarveselvityksen myötä päätettiin aloittaa korjausurakka, jossa huoneisto remontoidaan kokonaan uusiksi. Urakkaan sisältyi mm. kaikkien pintojen uusiminen, kylpyhuoneeseen saunan rakentaminen, vanhojen laitteiden uusiminen ja pohjaratkaisun muuttaminen, väliseiniä purkamalla ja uudelleen sijoittamalla. Päätös johti hankesuunnitelmaan, jossa vertailtiin eri toteutusmahdollisuuksia. Lopulta laadittiin tarkka korjaussuunnitelma urakan toteuttamista varten.

Tässä opinnäytetyössä vertaillaan suunnitelmaa ja toteutusta märkätilan osalta. Toteutuksessa kylpyhuoneen urakka laajeni, koska puutteellinen vedeneristys täytyi uusia, toisin kuin suunnitelmissa oletettiin. Myös urakoitsijan työskentelyaika suunniteltiin väärin. Nämä mainitut syyt johtivat aikataulun myöhästymiseen ja kustannuksien nousuun. Muutoin urakka toteutui pääosin suunnitelmien mukaan ja saavutettiin lopputulos, joka oli tavoitteiden mukainen.

The subject of the thesis was about complete renovation project of a flat from an apartment building that was built in 1960’s. The thesis will follow the project from a scratch to the execution.

The project started from discovering the situation of the condominium and the flat which leads to necessity report. Necessity report led to decision to start the renovation project whereas the whole flat is repaired. The project includes renewing all the surfaces, building a sauna to the bathroom, replacing the old machines and remodeling the floor plan by wrecking partitions and replacing them. The decision led to a scheme plan, where different execution options were compared. In the end precise plans of a renovation plan was created for the execution.

In this thesis the plans and the execution of the bathroom is compared. The execution of the bathroom extended as tenuous of the moisture insulation needed to renew unlike it was assumed in the plans. Also the working hours of the contractor was planned incorrectly. These mentioned reasons led to delay of the time plan and increase of the expenses. Otherwise the project was mainly succeeded and the final result was accomplished just like aimed.
