Betoniharkkotalon arkkitehti- ja rakennesuunnittelu

Abstract

Opinnäytetyössä laadittiin arkkitehti- ja rakennesuunnitelmat betoniharkoista rakennettaviin asuin- ja talousrakennukseen. Työn tavoitteena oli tuottaa laadukkaat rakennuslupapiirustukset ArchiCAD-ohjelmalla. Toisena tavoitteena oli huomioida ja löytää kokonaisvaltaisen suunnittelun haasteet ja hyödyt rakennuttajan toiveiden mukaisessa pientalossa. Työn toimeksiantajana oli perhe, joka rakennutti omaa kotia Tampereen Kaukajärvelle.

Hanke alkoi rakennuttajaperheen luomalla tarveselvityksellä, jossa huonetiloja hahmoteltiin käsin piirtämällä ja listaamalla. Perheen tarpeiden sekä tiukkojen asemakaavamääräysten pohjalta tehtiin ensimmäiset luonnokset sähköiseen muotoon. Luonnoksia päivitettiin toiveiden ja suunnitelmien täydentyessä. Lopullisissa rakennuslupakuvissa oli huomioitu mahdollisimman hyvin rakennuttajan budjetti ja voimavarat. Tämä tarkoitti, että suuri osa rakennuksen kokonaisbudjettiin vaikuttavista tekijöistä oli jo kilpailutettu tai arvioitu verraten vastaaviin rakennusprojekteihin.

Kohteen rakennesuunnittelu tehtiin suureksi osaksi Lakan Betoni Oy:n suunnitteluohjeiden mukaan. Suunnitteluohjeet perustuvat Suomen rakentamismääräyskokoelmiin. Rakennesuunnitteluvaiheessa tehtiin yhteistyötä LVI- ja sähkösuunnittelijoiden kanssa. Näin kaikki tarvittavat läpiviennit ja rakenteiden kantavuuteen vaikuttavat tekijät saatiin toteutettua ilman yllätyksiä.

Suunnitelmiin tehtiin vielä rakennusaikainen muutos rakennuttajan toiveiden mukaan. Muutokset suunnitelmiin hyväksytettiin Tampereen kaupungin rakennusvalvonnassa. Tämä ei aiheuttanut suuria muutoksia kantaviin rakenteisiin. Lopulta talo valmistui aikataulussaan ja budjetissa pysyttiin.

In this Bachelor’s thesis architect and structure plans were created for a detached house and an utility building made from concrete blocks. Objective for this thesis was to produce high-quality construction permit drawings using ArchiCAD-software. Another goal was to observe and gather the challenges and benefits of comprehensive designing in a detached house which is made by constructor’s wishes. This job’s mandatory was a family who was constructing a home to Tampere’s Kaukajärvi.

The project started with the constructor family’s investigation of necessities, where rooms were sketched and listed into paper. First sketches were designed with computer due to those necessities and strict detailed plan provisions. Sketches were upgraded every time when wishes and plans were complemented. Final building permit drawings observed the constructor’s budget and other resources. This meant that most of the factors affecting the budget were put through a bidding process or appraised by comparing them to other similar construction projects.

Structure designs of the target were mostly made with Lakan Betoni LLC’s designing instructions which are based to the Finnish National Building Codes. Co-operating was made with HVAC and electricity designers at the stage of structural designing. Therefore every necessary inlets and factors that might affect the bearing structures were noticed.

Plans were changed throughout the building as constructor wished. Plan changes got an approval at the city’s Department of Building Inspection. This didn’t affect big changes in bearing structures. Finally the house was finished in schedule and in budget.
