TOIMITILAHANKKEEN LUOVUTUSPROSESSIN HAASTEET

Abstract

Tässä opinnäytetyössä käytiin läpi urakoitsijan haasteita työmaan luovutuksessa useammasta näkökulmasta. Aluksi tarkastellaan rakennusprosessia ja luovutukseen liittyviä toimenpiteitä, jonka jälkeen pohditaan haasteita työmaan luovutuksessa. Työ tehtiin keräämällä eri tietolähteistä tietoa siitä miten hallitaan aikataulua, kustannuksia ja laadunvarmistusta. Opinnäytetyön lopussa käydään läpi esimerkkikohdetta ja tarkastellaan luovutukseen liittyviä ongelmia ja haasteita. Lopuksi kuunnellaan sekä urakoitsijan että tilaajan kokemukset ja mielipiteet luovutuksesta ja sen sujuvuudesta. Työtä voidaan hyödyntää rakennusyrityksissä ohjeena vanhemmille mestareille ja oppaana uusille. Lukemalla kirjan ja käyttämällä sitä apuna urakoitsija ja työmaan mestarit oppivat seuraamaan ja hallitsemaan luovutukseen liittyviä haasteita ja toimenpiteitä.

The purpose of this thesis work was to examine the challenges contractors face during the handover process of a construction project from several different aspects, First operations related to a construction process and its handover were examined, followed by an analysis of the challenges related to the handover of a completed construction site. The study was carried out by compiling information from different sources about management of schedule, costs and quality control. In the latter part of this thesis there is an examination of an exemplary construction project and the problems and challenges that arise during the handover process. The contractor and the client were interviewed about their experiences and thoughts regarding the flow of the handover process. This thesis can be used as a guide for a construction manager. By utilizing the instructions in this thesis, contractors and construction managers learn to monitor and control challenges and operations related to the handover process
