This thesis delved into the challenges and opportunities shaping the real estate landscape in all major cities including the capital city Dhaka, Bangladesh. Despite rapid housing growth, the sector faces hurdles such as resource scarcity, soaring prices, and inadequate infrastructure.
The study advocated for institutional support, emphasizing the need for affordable financing to overcome capital-intensive barriers. It recommended streamlining registration processes and protecting developers from local pressures. Encouraging private sector involvement, especially in rural housing, was suggested through incentives like tax holidays. The thesis was scored on the importance of reducing housing costs through efficient design and recognizing client value. It highlighted the sector's substantial contribution to GDP, employment, and linkage industries, anticipating high urbanization levels in Bangladesh. With projections indicating significant population growth in Dhaka, a collective, strategic effort from government and policymakers was deemed crucial to address affordability gaps, stimulate economic growth, and meet the escalating housing needs.
The study envisioned these recommendations as key catalysts for the expansion of the real estate business in Dhaka and other big cities of Bangladesh, shaping a sustainable and inclusive future for housing development in the megacities.
