Työmaan talouden seuranta ja ennustaminen : projektikontrolleri työmaan talouden ennustajana

Abstract

Opinnäytetyön tavoite on luoda Terramare Oy:lle toimiva konsepti projektin taloudelliseen seurantaan Rakennusyrityksessä työmaat ovat se tuottava elin, josta yritys saa kannattavuutensa. Työmaiden tavoitteellinen eteneminen haluttuun suuntaan on ratkaiseva tekijä yritystoiminnalle. Tästä syystä projektin kulkua tulee seurata, jotta työmaan tavoitteisiin päästään, ja huomataan toimia, mikäli tilanne niin vaatii.

Projektikontrollerin tehtäviin kuuluu seurata työmaiden kulkua ja tämän perusteella laatia ennuste siitä, mihin suuntaan projekti etenee. Toimivalla projektiennustamisella saadaan reagoitua mahdollisiin työnaikaisiin muutoksiin työmaalla ja tämän kautta voidaan ennustaa työn lopputulemaa jo aikaisessa vaiheessa. Projektikontrolleri toimii talousosaston ja työmaiden välillä tiiviissä yhteistyössä, mikä edellyttää jatkuvaa raportointia työmaitten taloudellisesta tilasta aina johtoryhmälle saakka. Tässä opinnäytetyössä syvennytään projektikontrollerin tehtäviin ja siihen miten, kustannusseurannalla saadaan ajankohtaista tietoa koko yrityksen taloudellisesta tilasta. Seuraamalla rakennusyrityksen kaikkia projekteja kokonaisuutena voidaan tarkkailla yrityksen tuottavuutta.

Opinnäytetyön aikana käytiin keskusteluja sekä palavereja siitä, mitkä projektikontrollerin tehtävät voisivat parhaiten soveltua Terramare Oy:n tarpeisiin. Lähestymällä työtehtävää eri näkökulmista, saatiin käsitys siitä, miten projektiseurannalle saataisiin lisäarvoa. Tuloksiin vaikutti myös emoyhtiön näkemys siitä, mitä oleellista projektikontrollerin tehtäviin kuuluu. Poimimalla Terramare Oy:n tarpeet, sekä emoyhtiön oleellisimmat projektikontrollerin tehtävät, saatiin aikaiseksi kokonaiskuva tärkeimmistä työtehtävistä, sekä siitä miten projektikontrollerin työtä voi jatkossa kehittää myös entisestään.

The aim of this thesis is to create a functional concept for the financial monitoring of the project. In a construction company, construction sites are the productive body from which the company derives its profitability. The goal-oriented progress on construction sites has a substantial impact on business operations and the financial result of the company. For this reason, the progress of the project must be monitored in order to achieve the site's objectives. Also if the situation so requires, some action must be taken to keep the desired direction in the project.

The tasks of the project controller include monitoring the progress on the construction site. Based on this he makes a forecast of the direction in which the project is progressing. Effective project forecasting makes it possible to react in possible changes during the construction phase and through this makes it is possible to predict the outcome of the work at an early stage. The project controller works closely with the finance department and construction sites to provide an economic picture of how the project is progressing financially. This thesis delves into the tasks of a project controller and describes how cost monitoring can provide up-to-date information on the financial condition of the entire company. By monitoring the projects of a construction company as a whole, the productivity of the company can be monitored.

For the thesis we had some internal discussions about what tasks would be most suitable for a project controller at Terramare Oy. Approaching the task from different perspectives gave ideas of how to improve the project controller scope of work. Some suggestions on how to approach this matter was also provided by the parent company. By comparing and reweaving the most relevant tasks for a project controller the outcome was a list of value adding tasks for Terramare Oy project controller. Also, for future purposes some tasks could be even further developed.
