Tiivistelmä
Tämän opinnäytetyön toimeksiantaja, Kiinteistöliitto Varsinais-Suomi halusi toteuttaa jatkotutkimuksen Vastuullisuusraportointi taloyhtiössä -tutkimuksesta (Kallio 2019). Jatkotutkimuksen tavoitteena oli selvittää, onko vastuullisuustunnuslukujen raportoinnilla vaikutusta asunto-osakkeen hintamielikuvaan.
Työn alkuosa koostuu teoreettisesta viitekehyksestä, jossa käsitellään yleisellä tasolla asunto-osakeyhtiöitä ja niiden toimintaa sekä vastuullisuutta käsitteenä. Osana opinnäytetyötä toteutettiin Webropol-kyselytutkimus Kiinteistöliitto Varsinais-Suomen jäsenille. Kyselyjä oli kaksi kappaletta ja ne olivat lähes identtiset keskenään. Ainoa eroavaisuus oli taloyhtiötä koskevien tietojen sisältö, sillä toiseen kyselyyn oli sisällytetty vastuullisuustunnuslukuja. Vastaajilta kysyttiin annettujen tietojen perusteella hinta-arvioita kyseessä olevasta asunto-osakeyhtiöstä. Lisäksi kysyttiin vastaajien mielipidettä eri vastuullisuustekijöiden vaikutuksesta asunto-osakkeen hintaan.
Vastaajat olivat suurimmaksi osaksi eri taloyhtiöiden hallitusten puheenjohtajia Turusta. Merkittävimpinä vastuullisuustekijöinä pidettiin taloyhtiöiden Hyvä hallintotapa -suositusta sekä taloyhtiön lämmitysmuotoa. Tulokset antoivat ymmärtää, ettei vastuullisuustunnusluvuista raportoinnilla ole juurikaan merkitystä asunto-osakkeen hintamielikuvaan, mutta näitä pidetään kuitenkin merkityksellisinä sekä toivotaan niiden esittelyä esimerkiksi taloyhtiön kokouksissa.
Vastausten perusteella voidaan päätellä myös, ettei Hyvä hallintotapa -suositus ole täysin tunnettu käsite taloyhtiöiden hallituksissa ja yhteenvedossa työn toimeksiantajalle annettiin parannusehdotuksia esimerkiksi Hyvä hallintotapa -suosituksen ja sen sisällön avaamista enemmän jäsenille tarkoitetuissa tilaisuuksissa sekä erinäisissä julkaisuissa. The commissioner of this thesis, Kiinteistöliitto Varsinais-Suomi, wanted to carry out a follow-up study of the Sustainability Reporting in a Housing Cooperative (Kallion 2019). The aim of this study was to find out whether the reporting of responsibility indicators influences the price perception of a housing share.
The first part of the thesis consists of a theoretical framework, which deals with housing cooperatives and their operations and responsibility as a concept on a general level. As part of the thesis, a survey was conducted for the members of the Kiinteistöliitto Varsinais-Suomi by using the Webropol platform. There were two questionnaires almost identical to each other. The only difference was the content of the information about the housing association as, the other included liability indicators. Based on the information provided, the respondents were asked for price estimates for the housing cooperative in question. In addition, the survey asked respondents' opinions on the impact of various responsibility factors on the price of housing share.
The respondents were mostly the chairmen of the boards of various housing companies from Turku. The most significant responsibility factors were the Housing Cooperative' Good Corporate Governance Recommendation and the form of heating of the housing company. The results suggest that the reporting of responsibility indicators has little effect on the price perception of a housing share, but these are still considered relevant and it is hoped that they will be presented at, e.g. housing association meetings.
Based on the responses, it can also be concluded that the Good Governance Recommendation is not a well-known concept on housing boards and the sum conclusion provides the client with suggestions for improvement, such as opening the Good.
