Asuntokohteen luovutusprosessin kehittäminen perustajaurakkakohteissa

Abstract

Tämän opinnäytetyön aiheena on tarkastella kerrostalon viimeistelyvaiheen keskeisimpiä tehtäviä nuoremman työnjohtajan näkökulmasta. Työn toimeksiantaja on SRV Rakennus Oy ja työkohde on Tikkurilan Keskustakortteli Vantaalla. Keskeiseksi rakentamisvaiheeksi muodostunut viimeistelyvaihe vaatii onnistuakseen hyvää aikataulullista suunnittelua, asiakaspalvelutaitoja sekä viimeistelyvaiheen työvaiheiden hallintaa.

Opinnäytetyössä käsitellään luovutusprosessiin liittyvien eri osa-alueiden teoriaa. Käsiteltäviä aiheita ovat projektijohtaminen ja ajallinen suunnittelu, määräykset ja laadunvarmistus, asuntokauppalaki, asiakaspalvelun merkitys rakennusalalla sekä työnjohtajan esimiestoiminta. Teorian jälkeisessä soveltamisosiossa tutkitaan työmaan toimintatapoja sekä omaa toimintaa sisävaihemestarina luovutusvaiheessa.

Työn tavoitteena oli selvittää yleisimmät puutteet mitä asunnoista löytyy asukastarkastuksissa ja millaisiin asioihin työnjohdon tulee kiinnittää huomiota asuntojen itselleluovutuksessa. Tutkimusosa suoritettiin haastattelemalla työnjohtoa ja käymällä asukastarkastuksissa ilmenneet laadulliset puutteet läpi. Tarkoituksena on kehittää toimenpide-ehdotuksia sujuvampaan luovutusprosessiin ja herättää keskustelua sen haasteista työmaamestareiden kesken.

Tutkimusmateriaalina käytettiin rakennusalan kirjallisuutta, aiheesta tehtyjä tutkimusraportteja ja pro gradu -tutkielmia. Työssä on laajasti hyödynnetty opinnäytetyöntekijän omaa työkokemusta luovutusvaiheessa ja tämän teoriaopintoja sekä työmaan henkilökunnalta saatuja ohjeita ja neuvoja. Jatkossa opinnäytetyötä voivat hyödyntää työnjohtajat ja alan opiskelijat, joille ei vielä ole kertynyt kokemusta asuntokohteen luovutusprosessista.

The topic of this thesis is to examine the key tasks of the finishing phase of a block of flats from the perspective of a junior foreman. The employer of the work is SRV Rakennus Oy. The worksite is the Centre Block in Tikkurila City, Vantaa, Finland. In order to suceed the finishing phase, which has become a key construction one, requires good scheduled planning, customer service skills and management of the finishing phases.

The thesis discusses the theory of the various aspects of the handover process. Topics to be discussed include project management and temporal planning, regulations and quality assurance, the Housing Trade Act, the importance of customer service in the construction industry as well as the supervisory activities of the foreman. The post-theory application section examines the site's operating methods and activities as an indoor stage master during the handover phase.

This thesis aims to identify the most common shortcomings found in the apartments during the resident inspections and which issues the management should pay attention to the self inspection. The research was conducted by interviewing the supervisors and reviewing the qualitative deficiencies in the resident inspections. The aim is to develop proposals for measures for a smoother handover process and to stimulate discussion of its challenges among site masters.

The research material used was literature of the construction industry, research reports on the subject and pro gradu theses. The author's work experience and studies, in conjunction with instructions and advice received by the site staff during the donation phase, have been fully utilised. This thesis will be utilised by supervisors in the field and future students yet to gain experience in the handover of the target residence.
