SÄHKÖKIINTEISTÖJEN KUNNOSSAPITO-OHJELMA : Jyväskylän Energia Oy

Abstract

Opinnäytetyön tilaajana oli Jyväskylän Energia Oy: tytäryhtiö JE-Siirto Oy. Opinnäytetyön tavoitteena oli luoda Jyväskylän Energia Oy:n omistamista seitsemästä sähkökiinteistöstä huolto-ohjelma, jota JE-Siirto Oy:n voi käyttää kiinteistöjen kunnossapidossa ja huollossa. Opinnäytetyö toteutettiin siten, että teoriapuolen muodosti lait ja asetukset, rakentamismääräyskokoelma, elinkaaritekniikka sekä kunnossapidon laatuvaatimukset rakennustekniikan osalta. Konkreettisemman tutkimuspuolen muodosti kiinteistöjen esittely ja kunnon tarkastelu. Kiinteistöjen kunto tutkittiin aistienvaraisesti, ja havaitut viat ja vauriot dokumentoitiin. Havaittujen puutteiden ja vaurioiden pohjalta, sekä kiinteistönhoidon teorian ja elinkaariajattelun avulla, luotiin JE Siirto Oy:lle viiden vuoden Excel-taulukkopohjainen huolto- ja kunnossapito-ohjelma tutkituille kiinteistöille. Opinnäytetyön tuloksena saatiin hyvä kokonaiskuva tutkittavien kiinteistöjen kunnosta, sekä pohjaa, jota soveltamalla voidaan tehostaa ja parantaa kiinteistöjen ylläpitoa.

Opinnäytetyö antoi sekä tutkittavien, että muidenkin kiinteistöjen omistajille ohjeistusta hyvälle kiinteistön pidolle. Opinnäytetyö oli kattava kokonaisuus kiinteistöjen kunnossapidosta ja huollosta sekä elinkaariajattelusta. Opinnäytetyö antoi varmasti ajattelemisen aihetta kaikille kiinteistöalalla toimiville tahoille, että rakennusten kunnosta on syytä pitää hyvää huolta. Kiinteistöissä on paljon kansallisvarallisuutta kiinni, ja säännöllisellä ja oikealla huollolla ja kunnossapidolla kiinteistöjen arvo säilyy. Hyvin kunnossa pidetty kiinteistö on lisäksi turvallinen ja terveellinen työ- ja elinympäristö ja se on kaikkien etu.

This thesis was commissioned by JE-Siirto Oy, a subsidiary of Jyväskylän Energia Oy. The aim was to create a maintenance program for seven properties, owned by Energy Corp of Jyväskylä which JE-Transfer Ltd could use in the maintenance and servicing of these properties. The thesis was carried out in such a way that the theory part dealt with the laws and regulations, the building code collection, life cycle technology and the quality standards for maintenance in building construction. The research part included the presentation of the properties and the examination of their condition. The condition of the buildings was examined on the sensory basis and the detected faults and defects were documented. On the basis of the deficiencies and defects, and by means of the theory on property management and the life cycle approach, a spreadsheet-based service and maintenance program was created. JE-Transfer Ltd will be using this program for the next five years in their maintenance and servicing. The thesis resulted in a good overall picture of the condition of the properties investigated as well as a basis, which can be applied to enhancing and improving property maintenance.

The thesis gave guidance for good property management to the owners of the surveyed properties as well as other property owners. The thesis was a comprehensive package of property maintenance and repair life-cycle thinking and certainly gave food for thought for all those working in the real estate sector: the condition of the buildings should be taken good care of. A lot of national wealth is tied to properties, and the value of the real estates is retained if their service is regular and accurate. A well-maintained property is also a safe and healthy working and living environment and this is in everyone's interest.
