Rakennushankkeen toteutusmuodot ja allianssi korjausrakentamisessa

Abstract

Liikelaitos Oulun Tilakeskuksella on meneillään korjausrakentamiseen suunnattu, Suomen ensimmäinen ohjelma-allianssi. Urakointimuodon ollessa uusi kaikille osapuolille toivottiin urakkamuotoihin perehtyvää työtä, jossa tarkasteltaisiin allianssihanke ja pohdittaisiin sen mahdollisuuksia sekä kerättäisiin mielipiteitä hankkeen osapuolilta.

Työssä tarkasteltiin rakennushankkeen kulku tilaajan muuttuneesta tai kasvaneesta tilatarpeesta aina luovutukseen saakka. Opinnäytetyössä perehdyttiin yleisimpiin käytössä oleviin urakkamuotoihin ja kerrottiin niistä lyhyesti sekä esitettiin niiden toimintatapa. Työn tavoitteena oli muodostaa lyhyt kertaus eri urakkamuotoihin sekä käydä läpi allianssimallisen rakennushankkeen pääpiirteet ja perehtyä tässä työssä sovellettavaan korjausrakennuskohteeseen. Työssä pyrittiin etsimään mahdollinen kirjallinen tieto ja jo toteutetut hankkeet allianssimuotoisella urakkamuodolla.

Työn tuloksena syntyi näkemys allianssin läpimenosta ja muodostumisesta sekä siitä, miten tärkeää on saada osapuolet tutustumaan toisiinsa parhaiden tulosten aikaansaamiseksi. Osapuolien haastattelussa kävi ilmi, että kaikki ottivat uuden urakointimuodon mielenkiinnolla vastaan ja olivat halukkaita oppimaan uutta ja kehittämään itseään. Opinnäytetyön luettuaan lukijalle on muodostunut käsitys rakennushankkeen läpimenosta. Lisäksi lukija tietää allianssin toimintaperiaatteen.

Oulu Facilities Centre has the first alliance project designed for renovation projects in Finland. As this form of constructing is new for all participants, a need for recapitulation for variety of construction projects was raised in which the possibilities of and opinions on alliance project would be considered and gathered opinions from the project partners.

This thesis will guide you through phases of construction project from buyer increased or changed need of space to delivery of the finished project. This thesis orientates to the most common forms of contracts and opens them up with explaining how they work. The goal of this thesis was to form a short recapitulation from different forms of contracts and to go through main points of an alliance project and to observe the project in which used. The information for this thesis is gathered from available books and alliance construction projects already finished.

The result of this thesis was a vision of how alliance project proceeds and how a group is formed and the importance of people getting along with each other for the results needed was noticed. As interviewing the participants it turned out that all of them looked forward with excitement and were keen to learn more and to develop themselves. After reading this thesis, the reader will have formed a vision of phases of construction project and has the information how alliance project works.
