Tiivistelmä
Kurikan kaupungin omistamiin kiinteistöihin on viime vuosina tilapalvelutulosalueen toimesta tehty kiinteistökatselmuksia, jotka vastaavat kuntoarviota. Näiden katselmusten tarkoituksena on kuntoarvion tavoin kartoittaa rakennusten kuntoa ja korjaustarpeita sekä mahdollisia kustannuksia. Jyrän päiväkodin katselmuksen taustalla ovat henkilökunnan oireilut, käyttömukavuuteen liittyvät haitat sekä riskirakenteet, joita rakennuksesta löytyy. Tässä työssä perehdytään ensin kuntoarvioon sekä riskirakenteisiin liittyvään teoriaan, jonka avulla on helpompi syventyä itse aiheen tutkielmaan. Teoria osuudessa on käyty läpi muun muassa kuntoarvioon ja tutkimukseen liittyvää henkilöstöä sekä heidän tarvitsemiaan sertifikaatteja, rakennuksen rakennusvuosien yleisimpiä riskejä sekä keinoja huomioida ja osallistaa tilojen käyttäjiä. Kuntoarvion tuloksena selvisi syitä käyttäjän ilmoittamiin pienempiin ongelmiin, kuten viemärin hajuun, mutta kaikkia ongelmien alkuperiä ei pystytä pelkällä kuntoarviolla selvittämään vaan tarvitaan tarkempi kuntotutkimus. Kuntotutkimus kohdistetaan tulevaisuudessa tilaan, jossa käyttäjät ovat oireilleet sekä ilmanvaihtojärjestelmään. During the last few years, Kurikka town estate service has done surveys in their estates, which correspond to condition inspections. The purpose of these surveys, as well as condition evaluations, is to survey the condition of facilities and the need of repair and possible repair cost. The main reason for survey in the Jyräs kindergarten was the symptoms experiences by the staff, the comfort of the facility users has degraded and there are a lot risk structures used in the building. In this thesis the theory of condition evaluation and risk structures are researched, which helped to understand the topic more deeply. For example, personnel related to the condition inspection and survey and required certificates involved were studied, and the most common risk structures used at the time of construction of the building and ways to notice and engage users. As a result of condition inspection it was possible to find the cause of smaller problems, such as drainage smell, but not all causes of problems could be found in the inspection. Therefore further investigations must be made in the near future. Investigations should focus on to spaces where users have had symptoms as well as on ventilation system.
