Tiivistelmä
Opinnäytetyön tavoitteena oli löytää vesijätön arvioinnille uusi arviointipohja, eli onko olemassa mahdollisuutta arvioida vesijättö muulla kuin jo käytössä olevilla menetelmillä. Työni ymmärtämiseksi on käytävä läpi myös vesijättömaan termi ja sen lunastamiseen vaikuttavat tekijät.
Lopputulokseen päästäkseni tutkin Maanmittauslaitokselta saamiani pöytäkirjoja ja niissä mainittuja lunastuksen kohteena olevan vesijätön ominaisuuksia, joita siirsin Excel-taulukkoon käsittelyn helpottamiseksi.
Opinnäytetyön tulos sisältää vesijättömaan ominaisuuksista johdetut kertoimet ja pohjahinnan, joita yhdistämällä saadaan laskettua uusien vesijättömaiden lunastusten hinnat.
The aim of this thesis was to find a new assessment basis to evaluate reliction areas. The purpose of this thesis was to find whether there is a possibility to evaluate a reliction area by other methods than those already in use. In order to understand this thesis, the definition of the term reliction are and the expropriation proceedings had to be discussed.
A results were achieved by studying the minutes received from the National Land Survey of Finland. The minutes contained descriptions of a features of the reliction area. They were transferred to the Excel table to facilitate the information processing.
The results of the thesis included the coefficients derived from the features of the reliction areas and the base price, which then can be combined to calculate the expropriation price of the new reliction areas.
