Facility management (FM) is a crucial phase in the building lifecycle. Maintenance is an essential field in FM, but it is not traditionally considered in the design stages. The reason is partly that the facility managers are hardly involved in the early design stages. Efforts to transfer information to the FM phase through Building Information Modeling (BIM) technology are still nascent.

The integration of BIM and FM takes place in the 7th BIM dimension (7D BIM). Linking 7D BIM to technologies like Augmented Reality (AR) and Virtual Reality (VR) will be presented in this thesis. An overview of semantic literature review and practical case study is done to study this integration.

Multiple uses for 7D BIM are extracted and analyzed. The three most common uses for 7D are highlighted. All the challenges affecting the implementation of 7D BIM were extracted and categorized into five main categories: conceptional, technical, financial, challenges related to facility managers and staff, and finally, individual challenges. AR and VR are reviewed regarding the supporting tools and their practical applications in the AEC sector. The application of AR and VR in FM was highlighted. Cases using Mixed Reality (MR) are limited and not typical. VR is the most used technology within 7D BIM. AR is also frequently used but not like VR.

All the challenges affecting both technologies are almost technical. As for AR, the challenges are related to the user-friendliness of supporting devices. VR challenges consider the game engines' capabilities. Interoperability issues while transferring data from BIM tools to the game engines threaten VR use in 7D BIM.

A prototype is presented to test the effectiveness of VR in 7D BIM and particularly in maintenance. The purpose is to locate the building’s components for maintenance and inspection. This prototype proved the usefulness of VR in maintenance tasks (corrective). By using this prototype, more time, effort, and costs can be saved.

Linking 7D BIM and VR through game engines is an essential asset. However, some challenges still need to be developed within the game engines. VR environments still need a lot of work to be accomplished. Therefore, four main guidelines for supporting VR applications within 7D BIM are formulated. Linking BIM, FM, and the Internet of Things (IoT) through a virtual environment is recommended for further investigations.
