An organization’s office space is a crucial resource for maintaining a good work environment. Many organizations compete for prime locations to set up their office for prestige. The Covid–19 Pandemic completely shook this.
This thesis examines the impact of Covid–19 on the demand for office and co-working spaces and its effect on home construction and real estate. Using qualitative analysis, the space demand changes in offices and coworking spaces have been researched. The thesis studies the space strategies adopted before and during the pandemic, changes in demand, and the future of workspaces.
The results of the research were that the space demand for office spaces in Finland has remained unchanged despite remote work, the demand for co-working spaces has increased, and this increase in demand in the co-working space is due to the reduced employee presence in office space and the adoption of hybrid work culture. The demand for small spaces in the rental market has decreased and larger areas for houses in suburban areas have increased.
The continuation of the pandemic situation ensures constant evolution of space strategies in organizations across Finland.
