The aim of this project was to explore the integration of Building Information Modelling (BIM) into Facility Management (FM) practices. Its focus was on enhancing efficiency and sustainability throughout the building lifecycle. This involved creating a detailed as-built model of the Metropolia SmartLab to support the development of a Digital Twin. To achieve this goal, real-time data exchange between physical and digital environments was investigated by integrating IoT sensors and MQTT topics into the model. The main research questions focused on including physical aspects of MQTT topics in the BIM model, identifying GUIDs linked to MQTT topics, and evaluating the relationships between MQTT topics and GUIDs. The results revealed successful allocation of IFC GUIDs for MQTT topics, particularly in the KNX and BACnet systems. Integration of MQTT topics proved crucial in understanding how systems perform and behave, assisting in data-driven decisions and improving operation and maintenance processes. With these findings, future projects can use MQTT integration to address FM challenges like data exchange difficulties and manual inputs, by offering instant access to real-time data. This lays the groundwork for predictive maintenance and improved operational management, leading to progress in facility management practices.
