Tiivistelmä
Tässä opinnäytetyössä tarkasteltiin Seinäjoen kaupungin omistamaa kiinteistöä Ylistaron vanhan keskustan alueella. Vuonna 1916 valmistunut vanha säästöpankin rakennus on suojeltu asemakaavalla, ja se edustaa tyyliltään 1920-luvun klassismia. Opinnäytetyön alkuhetkellä rakennus toimi monitoimitalona, mutta käyttäjät olivat siirtymässä väistöön tulevien korjaustoimenpiteiden tieltä.
Opinnäytetyön tavoitteena oli tuottaa kohteesta lähtötietoaineistot ja luonnostasoiset suunnitelmat rakennuksen käytön jatkosta. Lähtötietoaineistoihin kuuluivat rakennushistoriaselvitys, sekä keilausaineiston pohjalta laadittu rakennuksen ja maaston lähtötilanteen malli. Mallintaminen ja suunnittelu toteutettiin Revit-, Auto-CAD- ja Leica Truview -ohjelmistojen avulla. Suunnittelussa ja mallintamisen tarkkuudessa huomioitiin suunnittelua ohjaavan lainsäädännön asettamat reunaehdot, sekä käytännön vaatimukset toteutettavalle projektille.
Luonnossuunnitelmat rakennuksen käyttötarkoituksen muutoksesta laadittiin alustavasti kolmesta eri käyttötarkoituksesta: asunnoista, tanssin harrastustiloista sekä juhlatiloista. Alustavien suunnitelmien pohjalta valittiin yksi käyttötarkoitus, josta tuotettiin pidemmälle viedyt luonnospiirustukset. Viimeistellyt luonnokset toteutettiin juhlatilojen versiosta, sillä se soveltui käyttötarkoitukseltaan parhaiten historiallisesti arvokkaan rakennuksen olemukseen. Abstract
This thesis was a project-based study commissioned by the premises department of the city of Seinäjoki. The thesis focused on a property located in the old centre of Ylistaro. The main building was constructed in 1916, and it was originally designed as a bank. The building represents the 1920s classical architecture in Finland, and it is currently protected by the city plan due to significant historical and scenic values. In the beginning of the project the building served as a community centre, but the current users were going to be relocated due to upcoming renovations.
The aim of this thesis was to create preliminary drawings of adaptive reuse for the property, and to collate and generate materials of the existing features to serve as a starting point for future design and renovations. Those materials included a historical survey of the building, as well as a 3D Building Information Model of the current state of both the building and the site. The BIM model was created from point cloud files with Revit, AutoCAD and Leica Truview software.
In this thesis three different versions of preliminary drawings were created. The building was converted into apartments, dance studios and event spaces. The option of event spaces was chosen for the final preliminary drawings, for it was the most suitable purpose of use regarding the existing structure, historical values, and the dignified essence of the property.
