This thesis investigates the correlation between building upgrades and the valuation of commercial real estate (CRE), focusing particularly on office buildings in Europe and India. The primary objective is to assess the influence of updating building systems, implementing energy-efficient technologies, and incorporating sustainable practices on property values, operational efficiency, and tenant satisfaction.
The study investigates many issues, including an analysis of commercial real estate (CRE) markets, the importance of Real Estate Investment Trusts (REITs), and the determinants of property price. The literature research provides a thorough analysis of several valuation approaches, such as the sales comparison approach, cost approach, income approach, and factors that affect the value of commercial real estate (CRE). The focus is on examining the effects of the COVID-19 criteria and environmental, social, and governance (ESG) components on the value of office properties.
The study methodology involves conducting comprehensive case studies in Europe (1 Triton Square, London) and India (Godrej Bhavan, Mumbai) to assess the practical and economic advantages of renovating buildings. The identification of significant upgrade possibilities is followed by the selection of those with the greatest return on investment (ROI). Furthermore, changes that prioritize environmental, social, and governance (ESG) factors are evaluated for their socio-economic and environmental advantages. Additionally, it examines how real estate investment trusts (REITs) may include building renovations into their plans to improve the profitability of their portfolios.
The findings indicate that performing building renovations significantly increase property value, reduce operating expenditures, and improve tenant retention. The thesis concludes by emphasizing the significance of incorporating enhancements in order to achieve sustainable and profitable investments in commercial real estate. It also showcases exemplary methods and insights derived from the case studies. This report presents important insights for property owners, investors, and stakeholders in the commercial real estate (CRE) industry, highlighting the importance of modernization in maintaining competitiveness and meeting global sustainability goals.
