Tiivistelmä
Digitalization and data analytics are redefining real estate management. The growing demand for data-based management and new technological possibilities offers great opportunities for new digital services. The case company has wide expertise in both real estate management and software development. One part of the company’s strategy is to create new smart services; services that utilize digital technologies to operate efficiently and sustainably.

To establish a new smart service, the business model fundamentals, including the value proposition, need to be developed first. To address this need, the objective of this thesis is to develop a business model for the digital real estate management service. The design research was selected as a research approach that utilizes qualitative research methods and is well-suited for business development with a scientific approach.

The first part of the research involved the best practices of business modelling in literature, which resulted in the conceptual framework (CF). The CF qualified methods to analyze customer needs in the starting analysis and offered tools for the creation of the business model proposal. The research included three data stages. The first data stage was the starting analysis, collecting data concerning customer needs and existing business models. The first data stage included internal interviews, customer interviews, and a review of documentation. The second data stage included interviews and workshops to co-create an initial business model proposal, utilizing insights from CF and starting analysis. The third data stage was feedback validation. Data was gathered from interviews to improve the business model.

The outcome of this thesis is a business model for the digital real estate management service. The business model includes all essential business model elements, including service descriptions. The outcome enables the company to move forward in developing the new digital service.
