Tiivistelmä
Opinnäytetyön tavoitteena oli tulkita toimeksiantajayritys Inari-Saariselkä vuokrahuoneistot Oy:n tilinpäätöksessä sijaitsevia tietoja ja laatia niiden perusteella tilinpäätösanalyysi toimeksiantajalle. Inari-Saariselkä vuokrahuoneistot Oy on inarilainen osakeyhtiö, jonka pääasiallinen toimiala on Vuokramökit / 55903 Lomamökkien vuokraus. Opinnäytetyössä käytettiin toimeksiantajayrityksen tilinpäätöstietoja ajalta 1.6.2015–31.5.2021. Tilinpäätösanalyysin tarkoituksena toimeksiantajalle on yrityksen liiketoiminnan kehittäminen, sekä sen kannattavuuden parantaminen.
Opinnäytetyön tietoperusta muodostuu yrityksen tilinpäätöksen laatimista ja tilinpäätösanalyysin toteuttamista käsittelevästä kirjallisuudesta, sekä Inari-Saariselkä vuokrahuoneistot Oy:n tilinpäätöstiedoista ajalta 1.6.2015–31.5.2021.
Opinnäytetyön teoreettinen osuus sisältää tietoa siitä, mikä yrityksen tilinpäätös on, mistä se koostuu ja miten se laaditaan. Lisäksi olen käsitellyt, mikä tilinpäätösanalyysi on, mitä kannattavuuden, maksuvalmiuden ja vakavaraisuuden tunnusluvut tarkoittavat, miten ne lasketaan, sekä miten yrityksen tilinpäätös analysoidaan edellä mainittujen tietojen perusteella.
Teoreettisen osuuden jälkeen olen laatinut toimeksiantajayrityksen tilinpäätösanalyysin oikaistusta tilinpäätöksestä laskettujen kannattavuuden, maksuvalmiuden ja vakavaraisuuden tunnuslukujen avulla. Analyysin tarkoituksena oli muodostaa mahdollisimman selkeä kuva Inari-Saariselkä vuokrahuoneistot Oy:n nykyisestä taloudellisesta tilanteesta, sekä yrityksen toiminnan kehittymisestä useiden edeltävien tilikausien aikana. Lisäksi olen verrannut toimeksiantajayrityksen liiketoiminnan kannattavuutta, maksuvalmiutta ja vakavaraisuutta kuvaavia tunnuslukuja muihin toimialalla toimiviin yrityksiin. Tunnuslukujen analysoitaessa ja vertaillessa olen käyttänyt Yritystutkimus ry:n suosituksessa esitettyjä ohjearvoja, sekä Suomen Työ- ja elinkeinoministeriön nettisivuilta löytämiäni toimialatilastoja. Olen laatinut oikaistut tilinpäätösraportit ja laskenut tunnuslukujen arvoja Microsoft Excel -taulukkolaskentaohjelmassa. The aim of the thesis was to study the financial statements of the case-company Inari-Saariselkä vuokrahuoneistot Oy and to make a financial statement analysis based on the results of the research. Inari-Saariselkä vuokrahuoneistot Oy is a holiday cottages rental company, established in the municipality of Inari. The analysis was based on the financial statements of the case-company for the period from June 1st 2015 to May 31st 2021. The main purpose of the thesis for the owner of the case-company is to use the results of the analysis for the company’s further development and the improvement of profitability.
The information base of the thesis consists of the academic literature on financial statements and financial statement analysis, as well as the financial reports of Inari-Saariselkä vuokrahuoneistot Oy for the period from June 1st 2015 to May 31st 2021.
The theoretical part of the thesis contains information regarding what financial statements are and what data they consist of. I also described in the thesis what financial statement analysis is, how to calculate profitability, liquidity and financial solidity key figures, and how to use them in the analysis of the financial statements of a company.
After the theoretical part, I made the financial statement analysis for the case-company using the profitability, liquidity and financial solidity figures, calculated from the company's adjusted balance sheet and income statement. The purpose of the analysis was to form a clear picture of the current financial situation of Inari-Saariselkä vuokrahuoneistot Oy and to trace how the company's business had been developing during the previous financial years. In addition, I compared the profitability, liquidity and financial solidity figures of the case-company with the corresponding average data of other companies operating in the same business area. While analyzing and comparing the key figures, I used the guideline values provided by Yritystutkimus ry and the statistical data gathered from the Finnish Ministry of Economic Affairs and Employment website. I made the adjusted financial reports, and calculated the key figures with the help of Microsoft Excel spreadsheet software program.
