The technical development of the building technology, especially building management systems has been fast. The development of the building management systems has given buildings a possibility to develop into complex entireties and the use of such entirety has become challenging. Further, the significance of the environmental protection has been growing fast and one significant single energy consuming direction are real estates. The facility owners have become aware of the increasing energy prices and the energy used in buildings has become one significant object to save money and nature. The aim of this thesis is to research the future need of outsourced services that facility owners may need. The commissioner of this thesis is a global specialist in energy management and the company has a mission to develop and improve their services continuously. The research concentrates on services that are related to the building management systems, indoor quality and energy efficiency.
The research was carried out by interviewing facility managers from different organizations; public and private. The sizes of the organizations varied. The research was strongly participatory and the findings correlated with the author’s opinions.
The findings indicate that there are many open questions in relation to the technical development, indoor quality and energy efficiency. The technical development has caused the need for the maintenance and up-keep organizations to change. Furthermore, the energy management and indoor quality questions have become a strong driving force for the organizations. Problems with the indoor quality were seen as a threat in the future. Furthermore, certain laws and orders got a lot of critics in relation to the indoor quality.
Based on the findings, the maintenance organizations will need a structural change to handle the development of the technology and the energy efficiency in buildings. The whole life cycle of the building has to be considered. Furthermore, the indoor quality should be taken seriously in consideration.
